Inside asphalt sealing

Gents,
We're down-sizing to a condo with a asphalt floored garage. The blacktop is about 12-years old stained and dirty. I would like to power wash and seal with J-16 coal tar asphalt sealer. Looking for chemical resistance and ease in cleaning. Auto and boat projects will provide plenty of oil and gas spills and this stuff seams pretty tough. I was reading an environmental site apposed to coal tar, and they mention the dried coating flaking off and being tracked in the house. Anyone with experience using this stuff in a garage?

While we have no experience using the product you mentioned we would advise against using a coal tar high VOC product in a garage that was adjoining a house. The off gasing fumes which could continue when it gets warm could be harmful and very uncomfortable in the home.

You may want to take a look at our Armortop Acrylic Epoxy which can be easily applied to asphalt with minor prep.
