Insulating cantilevered living space over garage

I have a foot and a half overhang over my garage with living space above. The floor is always cold during the winter, especially the tile bathroom.

There was new soffit done when I moved in and I am looking to rip some out and re-insulate (or even insulate) the space. Below I have a picture of what I am talking about (not my garage/house).

I also have a link to youtube, is this the best way of doing it short of spray foaming the whole thing? He rips out old batts and installs foam board filling gaps with spray foam.

When you open up that hole you can think it over. You need to stop air from being able to get around in there, so I think stopping up everything will be tempting. In that kind of space I use foam board also because it’s so east to work with, and then I end up sealing it with spray foam because it just works.

I am replacing a bathtub and while it’s out you can feel the breeze blowing across the house between the floor joists.
