Hello everyone, first time, long time.....

I'm inching closer to building a detached 2+ car garage on my property. I was wondering if anyone had any experience with any of the online garage plan sites?

It would appear that I could pick up relatively complete plans (architect stamp not included) for $100-$300. I'm planning on doing everything myself and I'm not looking at anything outrageous.

I thought some of the plan web sites looked legitimate and buying plans would (hopefully) save me a lot of SketchUp time.

Welcome to Garage Journal. First off if you would, would you put the state or country you live in into your profile? It helps sop much when answering questions, and as large of membership we have, chances are you have someone close to you that can better answer questions when it comes to codes and such.

Check this site out http://www.deplans.com/plans/

Scroll down to where is says on the left hand side......
Download
Garden Shed
Version 1.0.0.3.

Download that, then open it up. Another window will open up that has a small icon that says Garden Sheds. Double click it, and you should see a building drawing with a chart to the left. That is your "Design Panel". After you get done plugging in the figures you want, click on the "Draw Plans" and it will take you to another page showing your rafter cuts and the building cross section with the blocks, Or at the top of the first page, you will see a button that says components. This will just show your rafters and where to cut them. It's an accurate way to come up with a drawing for the Building department, although you may have to add a few things like notes for your backfill and so on, plus the length of the building. But this gives you a very accurate cross section to use.

If your county requires that engineer/architect stamp, line that up before you buy the plan.

Had similar experience and getting someone else's plans stamped proved difficult because they wanted to modify for the county specific codes. Ended up re doing them anyway.

With that said I am in Florida, crazy hurricane code. May be ok in PA

Unless you have already done so you may want to complete a Site Plan, prior to getting to deep into the garage plans.

Easements and Setbacks are just a few of the variables that have derailed a few projects.

Kevin54,
Thanks for the information about the DE plans! That information may assist me with my next addition (a lean-to for my tractor). I have bookmarked that site.

When we were seeking approval to begin our project, I used Sketchup to create the drawings which were submitted to the Building Inspector. Additionally, these drawings were used to show the builder exactly what we were wanting. Since the original poster is building this himself, that approach will not add any value... other than possibly aiding with the permitting process.
