IronCraigs Garage Build 40'x48'x14'

It is December 13, 2012 and a few hours ago I signed the paperwork and in about 45 days the builder will begin construction of my new pole barn.
Its been a long time coming and i would like to get it right. I thought who better to get good information from then other garage owners.

Here is a rundown of what I am starting with.

The driveway comes up through the woods and will approach the 40'x48'x14' pole barn from the eave side. On the front eave side will be (2) 10'x9' overhead garage doors on the right, to the left (1) singlehung window with shutters, and (1) residential walk door.

The insulated garage doors will have each have a wall mounted belt driven garage door opener. The top panels will have windows for light as will the walk door.

The tin roof is 4/12 pitch with a 36"x 36" cupola and weathervane. Screws will be used on all tin.
2'x6' Side nailers
2'x 8' skirtboards
12"roof eaves
5" gutters with gutter helmets
1/4"double bubble insulationon roof and walls

I plan on having a 4 post car lift and need help placing that and also where to place loft storage.

Any ideas welcome.

Where are you located? I am getting ready to sign on the dotted line next week on the new house and then I am pulling the trigger on a 42' x 48' w/ 12' ceilings.

Look forward to seeing the build... I did a 44x48x16 a few months ago. Just insulated and getting ready to plan for loft placement. You might consider 12' doors in case you ever want to maximize the 14' ceilings in the future. you might even consider one 18x12 door vs 2. Good Luck

who's building your pole barn? im from Southern Indiana and Graber Post built mine. Very pleased with every aspect of build.

Right now grabber and DC metals are about the same price. I mean with in $100 right now. I am going to see if grabber can lower there price a bit as I would like to go with them.

They are easy to work with and any on the fly upgrades you need they can work with you fairly quickly to get it done.... I had them do some things to help me on my attached garage conversion and they did it for a reasonable price including some plumbing work. They also held up their concrete pour so I could finish running some drains.

I entered into an agreement with Hobgood Post frame to build my garage.
I was impressed with Danny Hobgood and his desire to be proud of the final product due to his name being on it.
After doing my best to compare apples to apples I also felt Hobgood gave me a competitive price.

I opted for the biggest building I could afford and still keep the wife happy. She was fiercely against tall doors. The doors I will have are 10X9's.
I can always add one on the side if it becomes a necessity.

I hope to get some input on what to do with the interior.

Ironcraig, Looking forward to watching the progress! I have moved in my house and meeting with a guy this week on doing the dirt work. We are going to "stake it out" so i can make drawings for city so i can get my permit.

I got a quote from Hobgood and it was outrageous.... Never even considered them again when I finalized what I wanted.

I can't say that was true in my situation. I made a spreadsheet comparing everything and Hobgood was middle of the road for my build.
One quote I received was much more than theirs.

What your saying reminds me of a heating and air quote I received from an unnamed company years ago. It seemed they intentionally gave me a high quote so they wouldn't get the job.

What builder did you end up with?

I need some help guys. Can anyone give me direction on any of the below questions?

> Plumbing ideas
> Electrical considerations (welder, car lift, lighting, etc)
> Car lift ideas/placement
> Ideas for stairs to make them less obtrusive but still handy
> Ideas for placement of tool chests, storage shelves, equipment (large table saw, welding tanks, welder, hand tools, etc)
> How much room do I between the vehicles and walls and between two overhead doors
> What do I need to do before they pour the concrete floor?
> Floor drains?

Hi Craig,

I see you've been around for a while, I'd suggest putting out what you are thinking then soliciting comments, otherwise it looks as though you may not be using the search function.

All these topics are readily covered with many different solutions presented depending on what you're trying to accomplish.

I personally think so much depends on how you like to work. Some guys do clean rooms, others make space for dirty work, same general outcome, two different ways of doing it.

So, like the answer to any good question; it depends....

Best of luck figuring out how you'll solve the compromises that have to be made, I'll be watching and learning.
