We currently have nothing but a 10x10 super-cheap shed and its got to go.

I'm living in NC, which appears to be the land of storage sheds. You can't drive down any highway without seeing 2-3 places selling sheds. I've looked at them all, and the majority are junk.

One guy sells really nice sheds made by "G" (I don't want to step on any toes or sound spammish). The walls are 2x4 studs on 16" centers (doubled every 4 feet). Floors are on 12" centers (2x6). Hurricane ties up top. Metal roof. Properly framed/headered windows and doors. Pressure treated lumber in the floors. T111 siding. Vented eaves/caps. If I were to build, I'd do it just as these sheds are done.

I wanted some modifications done to one of the sheds they make, but the salesman showed me how to save money by modifying their "portable garage". The guy was informative, a good listener, and generally pleasant to work with. And he saved me some $ by making suggestions that met my needs.

So the quote was $9200 out-the-door for a 14'x32' with one 10' barn door in the end (for our econobox), two 36"x24" windows (I'll probably add more @$75 each), and one 72" barn door along the side. I plan to level the spot myself and put down gravel (I don't want to have to worry with drainage or weed-eating around the building). I also want to add a carport to one side, giving me 10'x32' of parking for my truck/trailer/mower.

They can have the building placed and leveled 3-weeks after order. No cost for delivery setup.

I figure leveling/gravel won't be very expensive. I haven't priced the added carport... but I suspect $2k would cover it. Bringing the total to $12k.

Thoughts on this price? Could I do better, and if so, how? Thanks.

I dunno, that sounds pretty good. I have a Hawk 12x16 portable that came with the property and I think it was around $3000 or more new. It's a good solid building but lacks a couple of the things you list. It has a double swing door for an 8' opening and two 2'x2' windows, plywood floor, treated runners under the floor.

Depending on location call your redi mix plant and ask for concrete washout. They will likely have hundreds of yards of the stuff. Around here its free to your door. It makes a great base to build on.

Hey man, You located near Oxford by any chance? Certainteed rings a bell. I'm thinking shingles, right by the Bandag plant?

IMO that's not a good deal.
I just trolled CL 'till I found a good deal. Got a 12x28 for $2400 plus $400 moving.
Just bought it from a guy that didn't need it any more.

We have a few shed/single garage makers around here. A 14'x32' with a 9'x7' roll up, a side door, shingles and 2 24"x36" windows will run somewhere around $4,000+ to $6,000+ depending on whether or not it's T1-11 or vinyl sided.

+ 1 on the pole barn. My 30 x 50 with 12 foot sides was just under 12k. I added a 12 x 50 lean to for 5k. Everything had a 4" slab. I leveled the dirt, after that I didn't touch it. All for just over 17k total tax and all. I can post a pic after work if anyone would like to see it.
