Garage is about to be roofed but it's sat all winter with snow and spring showers. I'm not sure if it's mold or just discoloration? Any advice would be great I'm thinking I'm just gonna hit it with 50/50 bleach water to make sure thank you

That looks like discoloration from a point in time when the joists were turned upside down from where they are now. If you search the web for pictures of mold growth, mold doesn't look anything like that.

Your stains look like running paint/ink vs. rounded cultures of mold.

Hard to tell from the pictures but really you just need to get the structured closed up and so it doesn't continue to get wet. Mold spores are literally everywhere and as long as it is wet there is potential for mold. Once it stops getting wet everything should dry out with some air flow and then you can worry about addressing the mold if it is mold but once it dries it will mostly die off anyway.

You don't mention where you are but if it is a really humid climate it might be wise to run a dehumidifier after closing the building up to get rid of moisture.

Mold is pretty much harmless and you really don't ever remove the appearance of it. So honestly, better to just pretend it never happened.

Big issue is what is someone going to say when you go to sell the home... assuming we ever get to a place again where inspections are part of buying (and possibly financing) a home.

Its going to be sheetrocked over....no one will say **** because most home inspectors are just to separate you from several hundred dollars...maybe they will let you know a door needs painted or the carpet is worn.

Im not a scientist, doctor or lawyer....but I do have a feeling that some mold in the house is probably less of a health risk than the excessive amounts of sugar, salt, nicotine and caffeine most of us consume on the daily.

Blast with the 50/50. Low humidity? Let it dry. Why is drywall needed? Fire rated assembly? Occupancy separation?

it looks like mold, just not sure what kind and it looks like water stain was there for a period of time... I would clean it up with mold armor $10 or less a spray bottle for that small area. or the good ****... Cobcribium about $12.

NVM... go for the gallon ones and a fogger sprayer. didn't see lots of beams have those spots and stains.

Spray it with vinegar first and let it dry good before you paint it.

Idk why people keep saying use bleach on prous surfaces for killing mold. It dosnt work, the mold will just grow back as it's under the surface and bleach only kills what's at the surface.

Bleach only kills the mold. It doesn't kill/deactivate/sterilize the mold spoors. They come back....

I have not looked into this in several years but when I worked for schools Bleach was the only method approved for mold remediation by the EPA. If Bleach can not get into a porous material how does vinager

I'm in moldy buildings alot and had a long discussion with a local neurosurgeon about mold a few years ago, she has a blog somewhere discussing the issues in residential homes. She claimed bleach doesn't get rid of mold and may actually feed on it even after I mentioned schools and hospitals used it for cleaning.

She said a product that Fleet Farm carries for urine clean up, maybe Nature's Miracle? I can't remember but she said that was the best. I would try to find her blog for more info.

Mold may not affect many adults but it can be very harmful to small kids, it gets in their brains and starts killing cells, I've worked on homes that need to be a dry as possible because kids can also get mold allergies and they can't be around any of it. I wouldn't just cover it up I'd stop it before more work is done.

If it is mold, I doubt it is black mold ( the dangerous stuff) black mold needs a constant supply of water like a leaky pipe to grow. Bleach it and be done.
