Well, it's official, I picked up the approved plans and the required permits for my new shop today! This marks the end of a nearly 2 year battle with the zoning board, local county dipstick plans examiners, county board of supervisors and a long list of officious UN-civil servants. The good news is I got all the things I wanted included in the plans.
It's going to be 36 FT X 60 FT with a 13 FT wall height and a 19 FT peak. concrete Block on stemwall/floating slab, with a 28 FT X 36 FT drive apron and a floor grade of 17 FT.ASL (the lot datum is 15.2 FT ASL, FWIW a good bit of SW Fla. is less than 14 FT, so thats a really big deal in these parts)
1- 18 X 12 , and 1- 10 X 10 overhead door, 2 3-0 X 6-8 mandoors and 2 6-0 X 8-0 french doors. A 225 amp 220 vac single phase service drop, and a 17 KW propane/LNG generator with ABT. Plumbing for the kitchenett , full bath and 2 deep sinks will be pre-positioned in the slab, so I can add them after the final inspections, with out pulling another permit. The roof sheathing is 3/4 inch ply, GLUED and SCREWED, 8 in. o/c, with cross clips on every truss. Yea, I learned a lot from the last 2 hurricane seasons.

I grew up in Sarasota from 1963 and seen first hand the NIMBY principle at work. Did you deal with the City of Venice or the County? Either way, unless it's a high-rise for downtown you have quite the accomplishment under your belt.

Brian, I delt with the County, I live in south Venice (unincorporated area, non deed restricted) so I was spared the City paranoia. I originally wanted to build a steel building, but a long time enemy of mine pitched a ***** to the zoneing board that it looked "industrial" not residential.( he lives in the city, but works for the county) so the battle was joined... I stopped dealing with the so. county branch, and made a few new friends in the Sarasota office. I discovered that the magic words were "storage building" not shop or garage, and the words:" RV storage/ hurricane shelter" stopped a lot of silly questions like "why no windows"and "why such a big door" "why are the trusses over engineered" and "why so tall"
I ordered my own copy of the southern building code book and bounced the county codes and ordinances against it. I provided the plans examiners with "chapter and verse" every time they came up with a "new" showstopper. You CAN fight city hall, logic makes them crazy, the guy with the biggest pile of paper wins... RED

I would like to congratulate you on your victory and good luck on the building of your garage--oops, storage building. I haven't had to deal with the city officials where I live here in Mass. but I operate the municipal access cable channel and get to watch everyone else deal with them. I have found that the more information that you provide them the less they question or want to deal with you. Beating them to the punch every time they asked you a question was the best thing that you could have done.

Here in KS, Our city inspector is pretty cool. At least he was with me. Didn't have a problem. Even joked with him about my 8' garage door on the side of my garage. Told him I planned to build a lean-to and not to worry I wasn't going to bother with getting a permit. That is why I was in a huge rush to paint the lean-to, wanted it to match the garage!

Nice. Congrats on that. These city inspectors and all those clowns are all a real PITA. We got failed for electrical inspection because you need to get a special permet to put in a 35 amp breaker because they consider it commerical. Just a big scam.

and shopping...

Well, today was a "peak's and valley's " kind of day. The crew showed up at 0630. we sailed right thru layout, dirt flyin', steel bendin', sun shinin', sweat drippin'... you know, for a construction site, just about perfect! (the first 3 pic's) Then , diggin the last corner, I became the proud owner of 2 of the bigest live oak stumps I've ever seen, (3 FT and & 7 FT ) and, of course, the stemwall has to go right thru both of them... I stood the little track hoe right up on the sticks on the little stump and couldn't even wiggle it! (yea, thats a valley) I've been on the phone all afternoon, tryin' to beg borrow or steal a kitty or a big hoe, so far no luck. I guess this is just the latest episode of "as the stomach churns". It's Miller time, but my heart just ain't in it... RED

Jim, those are receivers to be set flush with the slab, (upside down in the pic) the long rebar gets stuck in the ground to hold them in place, then wire mesh and mud. The top is a 6 X 6 X 3/16 plate welded to a standard 2 X 2 hitch receiver tube, with a 2 1/4 ' square cutout, works like a dust cover when it's in the floor. Then a 3 X 3 X 3/16 plate with a piece of 5/8 rebar welded in the center. The rebar "wings" will spread the twisting forces into the slab.
I'm makin' up stands for some of my bench tools,( 2 X 2 X 1/4 wall tube, with a plate welded to one end) grinders, flame cutting table, tube bender, vice's etc. so I can store them on a rolling cart, out of the way, and then slip the 2 X 2 stands in whatever hole i'm workin' close to. ( there will be 16 of them scattered around the shop deck) Also handy to use as pull points and levelers for my frame jig, and the fairly regular "straighten the tongue on my trailer" and "my boat tows funny" job's that seem to show up with the snowbirds, LOL. RED

Trailer...

Sully, the trailer is the prime rolling stock of A/typical racing inc. Currently it's full of a 225 in. w/base rear engine dragster,( the one in my avatar) but also huals and supports a Front engine nostailgia dragster, an alcohol funny car and a selection of "buck's down" sportsman door slammers I build and sell as "Spartan rod's". Stripped down, cheap to buy, cheap to run mid 12's, fun, entry level cars. "custom painted", ( John Deere blitz black / Zolotone) like ol' Henery said " Any color you want..." RED

Just browsing through this thread --contruction is always fun to watch. I'd say hurry up and get this thing built so you can have somewhere cozy to work for the winter, but you're in FL.

Yea, it got cold here last night, too... all the way to 60. When 97 is the norm, anything below 70 is chilly. Gotta drag out them "longhandles" LOL RED

RED - Those pics are making me homesick for a warmer place (hey it was in the 40's this morning). The progress is coming along nicely, I miss block construction up here its mainly stick built.

That one pic of the neighbor watching when you were scraping the grass is so typical for there I had to laugh when I saw it.

Being a racer do you know Mike Hale from Sarasota/Fruitville?

Mud work's done...

Seems like it's takin' forever, but the last of the concrete is placed. The truss crew I had lined up went toe's up around Christmas, so the hunt begins anew.
We are in the middle of a serious building boom right now, I think every retired baby boomer in Michagan and Minnisota is retiring to Florida this year! I tried to take the wife out to dinner fri. night, Applebee's had a 2 hour wait, I hope they all go home in April!!!!!! RED

Congradulations on your permit fight.

I file plans and permits in Nassau and Suffolk County for a living and the process can at times be very difficult. We now have the pleasure of dealing with a " new " state building code based on the International Building Code. Many states are now adopting this so look out its spreading nationwide raising the costs of construction.

Zoning Boards and Architectural review boards can also be a challenge.

Latest challenge is an owner who built a " kit" garage with trusses with no permit. The manufacturer hasn't supplied the signed sealed engineering spec's so I cant get the permit. Probably because it doesn't meet the " new " Residential Code of New York State .

Looking good. Sure like to get started on rebuilding mine, after it was wiped out from Hurricane Wilma's Eye :sad: Working out of the attached garage *****, and the war dept. is getting pissed.

Bevis, I have a good friend in Port Charlotte, he lost his shop and part of his house in "Charlie". we just got his rebuilt shop dried in 2 weeks ago. The @#%&*** insurance company kept pullin' his chain and the FEMA shuffle is never ending. Now he can't even get insurance, at any price. What ever happened to the "state pool" ? Ain't it fun livin' in paradise... RED

I suppose you are not allowed to have a electric tankless hot water heater? They certainly require more than 35 amp.

Wowzers. You could drive a truck on that roof.

Jon, not in a high wind load region and whose roof sags noticeably when walking on it.

Jon, the biggist reason for the "gonzo" roof was the 160 MPH wind load rating, but I'm going to hang a 4 foot wide storage loft, 8'6"off the floor, all the way down the long sides. (kind of like a poor boy's mezanine) The hanger's will thru bolt to both the top and bottom truss chords, the wall side will sit on a PT 2X8 red headed to the cells that were filled just for this purpose. My insurance guy keeps stopping in to look, he just can't believe I built it by the print, and how stout it is. This storm season, when we get another "charlie" I'm gonna pull in all the rollin' stock, close the doors, lite off the generator and watch it on cable, with a cold one.LOL RED
