My wife and I just moved to Florida and a much smaller house but it didn't have a very big garage so luckily for me the lot was big enough and this will be my project for building it. I am building a 32x33 and we just finished the pool install in may of 2016. It took me a while as I needed a drawing, etc. and although I am pretty handy, I am not retired and I also live in a HOA, which means no metal building for me.
The following is a chronicle of the build.

Thank you Bears Fan, I've got a long way to go with this place. But am addicted to GJ. I work in IT, but grew up on a farm and restoring cars and I plan to do most of the inside myself. The garage will have 2 8x12 roll up doors and a bathroom for the pool off the porch and a roll up window for the bar. The pacers will extend to the side and also front garage door.

Thanks James-W and hoho98925 unfortunately due to my day job I currently have 10 years in the car, although the pool and garage exterior should not take that long, below is a pic of the 3 palms I decided to add right before starting the garage, because I was afraid I would not be able to get in the back if I waited.

Also to satisfy Escambia county code and get the final on the pool I had to put up a baby fence around the pool, this also saved me having to put alarms on all the doors and windows of the house that are inside the existing shadow box fence, but a shadow box fence will not meet code......grrrr

So framing the walls finished yesterday and I am curious if anyone has used Roll up doors, I don't want to wast space and due to the height of the ceiling I figured those would be better. I also have approx a 3x5 roll up (for the pool bar) I want to use, so if anyone has any experience I would love to hear about it.

Welcome! That's nuts that the existing fence wouldn't be enough for the pool.
I'd invest in the alarms in the future just for aesthetics alone.

yea Homebody that is true, I have an alarm system on the house but I had a rabbit fall in and drown and the fence is portable, so during the summer it will not be up and my pug is old and she fell in a couple of times at night so, really no that much more than the alarms.
Madoc1 thank you, I am less than 1 mile from the beach. I like it. We still get cold weather, was in the 20's a couple of nights last week, but 76 and beautiful today.

If anyone has experience with roll up doors I am planning to use several, one on the front and the back and for the pool bar window, pictured below. I have no past experience with them, here by the beach they will have to be wind rated, but I am curious. Also need to make a call with what I am going to do with the floor, I am leaning toward just sealing it as RSwannabe did, but I love the look of acid wash. I can't afford the race deck tiles. lol (maybe several a month till I finish).

James-W I saw you were from Wisconsin, the Mistresses motor pictured below was built by Wagner Motorsports up your way. Also several parts for this build came from my buddy Jim Ring, also up your way.(as you can see in the pic)

I used a Trac Rite roll-up door on my shed. It was easy to install. The shed is 12'x14' and I needed an opening to accommodate a 42" lawn tractor. This door was chosen as I didn't want to lose interior space and I didn't want to shovel snow out of the way by using doors that would have opened out.
You should be able to determine height, width and color. Based on the overall size, it would be assembled with internal springs to assist opening and closing operations.

Welcome to the sunshine state, that's a nice looking place. Are you going to do a Lanai eventually? Down in the part of the state, it's pretty much a necessity for the bug control.

My experience with roll ups is:

Pro: They are good for the ceiling height.
Con: You can't/very difficult to insulate..depending on which direction the door faces mid July/August Florida sun heats those suckers up like a big radiator. If you ever put AC in the there might be tough.
Con: With a lot of use mine tended to give me grief with with wanting to get out of square and bind a little. Needed some regular adjustment.


When I built my new shop I went back to regular doors, but I have 12' ceilings. Looks like you are using a tray truss...a possibility for the ceiling height would be to have regular doors with the tracks follow the ceiling. That would keep pretty good ceiling height.

Mine didn't seal great... Really meant for commercial unconditioned space...which is perfectly fine for that purpose.

west_perf, the long term plan is maybe, we were planning to and the garage porch and bar is built to support that plan, but the bugs were not bad here in Pensacola although most people have one. The next thing after the garage is a 12x28 hip roof porch off the back of the house and thank you for the welcome, I LOVE it here!!

davetulk, thanks for the welcome, I am looking at the 790-cw manufactured right here in Pensacola. I went and looked at one on there building and it didn't look bad. I don't want to lose ANY space. It looks like the bar window will be a Wayne-Dalton 520 stainless steel. I picked up the Cyprus for the bar at a mill near here today.

Sunbimmer, thank you for the kind words, I love this forum, so many interesting builds and helpful as well.

That roof is exotic! Did you design that or the builder or truss manufacturer? Just curious as it has a lot of parts in there :) Also wanted to complement on the number of Simpson strong-tie products I see, makes for a strong building :thumbup:

Personally I would stay away from the rolling coil doors and go with standard overhead. As mentioned thin metal skin, difficult to insulate, some (small) critters don't actually see it as a closed door...
