Over 2 years ago I decided to build a bigger garage. I should have packed up and moved but that's another story. The old garage was a detached 14'x27' single story unit. It's placement prevented access to the narrow backyard. I had used a limited 6' egress on the other side of the house. That had it's own problems with a crotchety old woman that owned the next door rental but that's another story too.
With the help of a couple of friends I planned the long journey. Zoning in my town is a f'ing joke, err nightmare. I ended up having to attach the garage to the house to get anything done. It measures out at 22'x36' with a 5'x8' passage to the utility room of the house. The peak is 25' with 5/12 pitch roof. Downstairs has 9'9" ceiling height and the second floor will be 8'3" when finished. I ask you to ignore the mess as I look at how clean some of the garages here are and wonder how you ever actually accomplish any projects. Everything you see was stuffed into the original garage and I've gotten rid of a lot of stuff. Oh, that also includes 2 sheds packed with tools and parts.
The area over the lift is clear to the rafters. Those sliding platforms are only there for doing ceiling drywall and will be coming out. There is a narrow perimeter walking platform for limited storage. T8 Lighting is broken up into 6 individually controlled areas of 8 4' bulbs. The gas furnace is hung and plumbed. It is waiting on the air coil and ducting which will run down the wall above the awning windows. The floor was diamond ground and coated with Epoxy-Coat product which I really like.
Electrical service is dedicated 220v/200a with 21 110v/20a outlets, 3 220/50a outlets and 3 220/30a outlets.
I'm just finishing up the second phase of construction over the back of the house. Hopefully, the siding will be complete by the end of this weekend if the weather cooperates. The interior of the upstairs from wiring to insulation to drywall to lighting to bath is another matter for down the road.
The 10'x10' deck was an afterthought but is a nice reprieve on a comfortable summer night. I still need to complete the handrail and spiral staircase.
Most of the work has been performed by myself and a couple of 'really good' friends. The generic framing was farmed out and some of the concrete was farmed out. All modifications, doors, windows, electrical, insulation, drywall and painting have been done by us. Limited funds meant getting my hands dirty and a long term project.
