Just got a quote for a detached addition

Came in at $50/sq ft for a 2 car addition to a 3 car garage (detached). I think I am comfortable with that, leaving as studs/bare inside, but could possibly get drywall installed/hung, if I bought the materials.

Is this a fair deal overall, or negotiate further? It's in a major metro area, so prices are a bit higher than in the country :dunno:

$50 a square foot foot building in a major metro area sounds reasonable long as it contains features you can live with.
Get a very solid contract and material list.

14x40 (double deep) w/ cedar shake roof and trimmed to match home.
Poured concrete foundation/slab/walls, dug into hill (back 4' will be underground)
Vinyl siding, add a man door and a double window

What does your house look like?

Wood trim, dentil moulding, nice features. In a very nice zip code.

Cedar shake and metal standing seam roofing, stamped concrete walks, etc.

Seems pretty good, considering lots of dirt work, standing seam roofing, match house, etc.

I'm guessing utilities like electric come from the original garage.

If the drywall is mud & taped, sanded, etc, with that amount I'd have a stack of it waiting right there when they were ready.

I would pay special attention to how roof and siding details are going to "meet the ground" due to the "underground" part. Not really sure how deep this actually entails...can you step from a hilltop directly on to the roof or is it something like a 4' hill that's going to be cut into. Also I'd want the underground poured walls waterproofed on the exterior like a standard basement, as well as some sort of perimeter drainage...no fun to have a concrete wall forever sweating every time it rains, rotting out the framing and spoiling drywall work.

Good points. The back wall, ground to roof is about 7 ft. I'll have the roof in cedar shake.

That sounds like a reasonable price to me. What you're ending up with essentially is a three sided shell.

So would it be proper to negotiate for 75% of that cost, for 3 sides?

I suppose not, as it's a bit deeper than the existing garage (40' vs 26') and there is some re-work needed to mesh the two structures as one. :headscrat

Based on quick calculation, you have a some of room for negotiation.

criteria considered: demo, concrete, framer, roofing, siding, garage door, paint, disposal, material, permit, design, and oversight labor @ $22K total (20% profit included for GC). That's $44/sq-ft for 500sq-ft extension.

The best way is to get several bids in and make your selection from there.

Im on the md side in moco and built this month a 600sf garage into grade, 4' high at the back wall. Im a $60/sf with 2x6 walls, attic truss and 4kpsi fiber mesh slab. Vinyl siding.

How in the world do you have room for 40' deep in close in Nova!

Unfortunately, getting other bids in the past has been a PITA. I say my town and there is a perception I have money to just throw away. Zip code = addl. "fees" :mad:

What kind of GJ member are you. Someone should revoke your card. The obvious answer to this is to make the house bigger. Bigger house means your 50% threshold increases. Problem solved. Thank you.

BTW, I'm in NoVa and have about 12' between me and my neighbor. Color me jealous.

I'd like to make the house bigger, but in reality, it's large enough.

Having 1 ac. in the area is nice, but cross the road and everything is 5 ac+. But then again, the have wells and septic. I am on county water/sewer.

I've got a 5 car garage (2 attached, 3 detached = total) now, but with 2 lifts, it holds 7. I'd like to increase that to 7 car garage, with the 2 lifts for a total of 9 under roof.

Wife said just go buy another lift in the interim. And I may. I don't think I'll "dig" until spring if we go ahead with this. Or maybe start to dig, but def. not pour concrete until it warms again. :3gears:
