Hi all! Today I signed the contract with Champion Buildings (Wilkesboro, NC) to build my new 35x50x16 steel storage building / garage / man cave in China Grove, NC :) 12x14 & 10x8 framed openings, walk-in door, 3-inch insulation - roof & walls, 18" overhang w/ soffit on all four walls, gutters & downspouts. 5" 4,000psi concrete slab. Champion does not include grading, permits, or garage doors. I have already obtained building permits from the City & County, and I'm getting quotes for the grading & doors. I'll try to post progress pics as things happen, but I'm not expecting much soon as it takes a few weeks for the engineered sealed plans to be created.

Congratulations, I can’t wait to see your building go up

How did you get a permit without the sealed engineering plans?
My Township required them before they would issue a permit.

That requirement varies by city and county. As a practical matter, most permitting agencies will check zoning, setback, allowable building type and size, none of which requires detailed plans. They typically provide no meaningful review of plans. The most they will do is check to see that all plan sheets are stamped.

You are correct! The City just made sure I was aware of the setbacks and verified I wasn't in a flood zone, then issued a zoning permit that I took to the County. It didn't hurt that I own almost two acres, but it's funny that my house is 1630 sq/ft and the metal building is 1750 :) The County was most interested in the cost, so they could assess a value. The County did mention that the plans MUST be onsite and available whenever an inspection is being performed.

Subscribing to this thread. I never seem to get tired of watching buildings going up.

Here in rural SC, there is no plans review, even for a house. No stamped or sealed drawings, no drawings on site. I filled out a one page form and had my permit in 15 minutes. All they wanted to know was square footage, number of bedrooms and bathrooms, and the estimated number of plumbing fixtures. When the house was done, they wanted as-built drawings showing the size of the house and identifying each room. They had no interest in structural stuff; just how much to charge for taxes.

Same here, I have a house with 2 garages and a lean to that are about 300 sq ft more than the house.. My son is renting it from me now and has absolutely no interest in going up to the garage except to play pool. I miss that place!

Well, grading was done on November 22, 2019, but due to abnormally wet weather, concrete crew finally showed up today (3/20/2020). I was worried my building permit would expire before they got the building up! Gravel has been here for three weeks - there will be 4" of that under 5" of 4,000 psi concrete.

Normally 5 years for a permit ...

..........you can ask for an extension

It's entirely dependent upon location. Some places are a year, some 5 years, etc. Here, you can keep going indefinitely as long as you show 'progress' every 6 months.

Here it's 6 months. BUT, if you have it inspected (even if it's a failure) it's automatically extended for one year.. How do I know? The county failed my footing inspection due to a soft spot in the soil. Yesterday, concrete folks came out, removed the rebar & forms in the affected corner, dug down four feet to "virgin soil," and put everything back together. We passed inspection this morning - concrete scheduled for Noon tomorrow!!

Clearing and grading. Although the ground looked level, it took a lot of fill to get it right.

Gravel & forms installed, then disaster - corner the dog is looking at was way too soft and caused footers to fail inspection. People that did footers accepted partial responsibility for not checking beforehand, and ended up having to dig down 5 feet to "virgin soil." No idea why ground was only soft there, but finally passed County inspection.

I'm liking the overhang. You don't see that a lot. With the Charcoal gray color instead of Lt. Stone or Tan it gives it less of a warehouse look. Very nice.

Thanks! It matches (almost) the gray on the house, which also has slightly blue shingles and white trim - just like the carport!

Definitely following this thread. I'm trying to decide between a steel or metal building myself...The cost difference is crazy.
Yeah, and extra costs jump up out of nowhere! Two garage door companies (selling different brands) quoted approx. $3,800 for the two doors, insulated, with an electric opener and high-lift rails for the smaller door & manual chain hoist on the bigger one, installed. Although I have the $$, it was double the cost I planned for.

Did you look at building a garage similar to your carport? (That is the metal square tubing style I was referring to).

I can get a 30X50X13, 4 windows, 1 entry door, 2 10X7 roll up doors for about $20k (not including the slab)...when I get quotes from steel or enclosed pole barn styles it's easily double the cost...having a hard time justifying that.

Would love to see more interior shots when yours is finished!

Good looking shop! May you enjoy your new building! Overhangs are important and very good investment for you. Totally worthwhile for sure. Will help your windows rain free and sun off your building.

Electricians trenched yesterday - passed inspection this morning. Before it gets filled in, I'm putting some 1" conduit in there for my Internet connectivity (fiber), and the plumber is going to run a water line for a hose bib on the side of the garage (there is no plumbing in the building).

I'm also re-reading this thread (https://www.garagejournal.com/forum/showthread.php?t=411406) - looks like something I may want to consider, but not sure how strong my HVAC skills are, and I'm running low on $$$.
