Other than that, I don't have a good name for it, other than "The Addition". This has been a year coming, but do to being jacked around by contractors and such, it didn't happen last year. Yesterday was the official start. All of my permits were in line and good to go. So right now I only have a few pics as we ran into some problems today. The concrete guy that is building it....from now on I will call him Craig......has had some diesel problems, then this afternoon when we were loading up asphalt a tire exploded. No hiss, just a loud BANG, and shot gravel everywhere including into my face, but no bleeding. It did shoot it into my garage though about 28'. Luckily no one got hurt, he got a tire, and we will be ready to get back at it in the morning. BUt for now, I will show the before pics, and will show pics as we progress.

For the ones that don't know, I have had quotes all over the place. Finally I called my concrete guy, and he wanted to bid the complete job. We came to a final price of $35,000 for a 7'x24' bumpout, and a 28'x36' addition on the front. I ended up being the GC on it which I didn't want to be, but it does give me control over a few things. I'll keep updating whatever problems we run into , but so far, other than the few problems with the truck and BobCat, everything should be fairly straight forward. So with that......here are a few pics. They start out with what the garage is currently looking like, and if I don't forget, I'll keep posting each progress pic. BTW....the current garage is 28' deep x 36' wide with a 6' overhang on the front and side.

Dirt and gravel is going out back as a staging area. I will need both for fill. And the other pic is of a sidewalk I am putting up through the sideyard so if the ground is wet, we'll have a dry place to walk. Plus that completes the track in case I have to chase momma when we get our scooters.

Kevin: i'll make the popcorn and watch your progress. sounds like you have a great GC that can handle any and all issues.

Are you putting 3 phase power in or do you already have it? one thing i'd always do is make sure to plan for more electrical than you actually need and maybe some plumbing in each corner just in case. it's a lot easier to run pipes and wires while the walls are open as you probably already know.

I have to ask, how are you guys getting 3 phase in residential? Can't do it here, or most places I know of. Are you zoned agricultural or something?

I don't have 3 phase and am currently running a rotary phase converter which I may just stay with. I still haven't decided whether I want to run my electric IN the walls, or just surface mount it with conduit. That will be on down the road though, after I get the outside done, and the yard back in shape. I'll have to run some electric for a few lights, and run 220 over to that side, but all of the electric will most likely be a winter project.

#4 actually did stop by yesterday, and was real decent about everything. Then he made the mention that he sees that he don't have to give me a quote now. He already gave me a quote, hence the reason for not getting the job. Maybe he was just fishing with the $52,000 quote to see if I'd bite or not, because he did make mention that he finally got all of the figures back from Menards as far as materials. That's another reason I would never hire him, nor would I recommend him. I don't deal with liars.

I don't know about it being a good time as far as a time frame. With all of the brothers and sisters in Texas and Oklahoma, and their tragedies (prayers and thoughts to them) the price of lumber is most likely going to go up considerably. But that is something that we have no control over as far as lumber prices.

Aside from that, not much to report today as far as progress. Todays job was tearing out the concrete apron in front of the garage. That is a 24' x 6' x 6" thick piece of concrete and hauling it off. Craig just left a few minutes ago to dump it (20 miles away) and then will come back for one more load.

There will be no weekend work, and it's supposed to rain anyways, but Monday we are going to lay out the two additions, dig footers, then put in my phone call to get it inspected.

Kevin: no kidding those guys and gals have been getting pummeled down south lately. i too hope for the best for them. since we are close to the same latitude i thought your weather might be more like Seattle's where it's been 75 and sunny lately. summer builds are a lot nicer than those in the winter is what i was referring too.

I am digging out for a moat around the volleyball court on Monday. I can't have all of those bouncing babe escaping.

The ceiling in my existing garage is nothing more than a stomped ceiling painted an semi-gloss black. It's different.

I forgot to mention that we just finished laying out all of the lines for digging the footers. I had to move the bumpout another 2' towards the front of the garage as I was going to be rather tight with my truss that goes against the wall of the existing garage and that drops underneath the existing overhang. By moving it forward, I now have adequate room.

I also set up the transit and shot a line from pin to pin on the property line as I have to be 10' or more from the property line to the building. My garage and house is skewed on the property, so by moving the bumpout by 2' brought the building closer to the property line, and I was afraid that I would be encroaching in the 10' boundary. Luckily I have 7" to spare. So that worked out okay. I actually wanted an 8' bumpout but had to downsize to 7' because of the 10' limitation. So I am all good between the neighbor and I. Plus I will still have room to get a truck into the backyard if need be.

And according to our weather, next week is supposed to be a little cooler, well a LOT cooler. Monday is only supposed to be a high of 64 degrees, then every day after that just a few degrees warmer. Should be a nice week for working. Footers get dug Monday, hopefully get them inspected on Tuesday and get the block ordered and delivered, and get started later in the week on laying the block. Hopefully we can keep things on schedule. And Craigs helper is supposed to be back in town next week, so that will work out great and in time for the floor to be poured.
