So I bought a duplex 7 years ago with a 3600 sq. ft. 2 story barn on the property. Barn had tin siding on it and 3 garage doors. There was a ramp to the upstairs so it was the perfect workshop/storage space. I had all sorts of room for projects or to start projects and no finish them ;)

Well two years ago I was looking at making this property a full rental property so I started looking at single family houses. Really wanted something with at least a 2 car attached with room for a detached as well. For the price range I was looking in I couldn't find anything with a 2 car but I found a house with a 22'x14' attached and a large lot.

The property sloped off pretty heavy behind the garage so I needed to have some fill hauled in. Luckily my girlfriend works for a plumbing company that has a dump truck so they were able to get me free fill. I had planned on putting up a 30'x40' detached garage but as I let the fill settle out (it's about 5'-6' deep and over 30 loads of fill total) I switched plans to an attached L-shaped garage that comes out to 1,672 sq. ft.

Here's some pictures of the current garage and future build site. The new garage will have a 18'x8' door and a 12'x8' on the front size, a 8'x7' door on the side of the garage and a sliding glass door out the back for a future patio.

This is going to be pretty neat, like the building design

Looks like a lot of nice usable shop space planned in the corner section!

As soon as I can get going I'll get some pictures up. Running into problems with the building inspector, he says I need a full set up plans drawn up for this but from what I'm hearing from others I shouldn't need a permit for a garage. I'd rater not spend the money on plans if I don't need it.

It's been awhile but quite a bit of progress has been made. Buildign permit was approved, I got a friend to dig the footings, poured the footings, block foundation is almost complete and now I'm in the process of running the drain for the gutter and backfilling the foundation. Progress is going quick but the problem I'm running into is that I'm running out of daylight during the day, by 8:00pm it's already starting to get dark.

Here's some more pictures of the foundation. Hopefully I can get ready for the slab by Labor Day weekend, that will give me about 2 months to get the building up and weather tight. In Wisconsin it's tough to do anything after the beginning of November, not much daylight and temps start dropping down pretty low at night.

Very nice!! One question though, Just wondering why you are using concrete blocks for your foundation as apposed to pouring a concrete wall. Not too common in these parts, maybe just different building codes?

Sorry it took so long to answer your question, been busy on the garage, we used block because of cost. I could have some contractors do this as side work rather than paying a contractor to use poured walls. For the foundation walls and flat work, I probably saved somewhere between $4,000-$5,000 by using guys on the side.

So I know I missed a couple steps in here but I got a new phone and the pictures are on my work computer. After I got done with the foundation I had to do some ground work. I ran the drains for the gutters and ran drains in the garage for both stalls. Then I hauled in some base course to get the ground level and pitched to the floor drains. After that I was waiting on the concrete guys so I decided to take down the existing 1 car. It had to come down anyway so I took a little extra time to take it down piece by piece. I saved a lot of the lumber for work benches, shelving, etc. I also took all the rafters off and saved those just in case I decide to build a garden shed/garage in the future.

After I got the old garage tore down things started to move a little faster. I got the slab poured and the following weekend started putting up walls. Worked on sheeting this past weekend and the Friday/Saturday of Halloween weekend I'll be setting trusses and hopefully getting some of the roof done. Here's the progress so far.

I know that I'm running out of time this year but I'm hoping for a little bit of a late start to winter. Once I get the roof on then I'll feel a lot better about the timing. Then I can start doing some inside work after work at night. I also have the luxury of having off the week between Christmas and New Years, so hopefully I'll be able to get a lot done during that week.
