Land for sale?

Well, I've been looking for a house and/or land lately... haven't had much luck in my local area. I've tried a couple realtors and driving around looking, but still don't see much land for sale. Anyone have any experience in finding land for sale, or best way to approach someone to see if they are interested in selling?

I've also done extensive searching online to no luck.

Try landwatch or find a local real estate agent with a web search.
They're likely to only find residential lots with restrictions on what you can build. If you want a pure garage, you have to search for commercial property with the right zoning (industrial would have the fewest hassles). I've used loopnet for that. Lots of listings are only shown if you pay for premium access, but you can get a flavor of what's out there even from free access.

The key is to be able to set up a saved search that automatically emails you when something suitable pops up.

I've put in offers on two residential lots in the last month that didn't pan out... I'm thinking I'll start writing letters to the owners of vacant lots that seem suitable to see if they want to sell. We got such a letter from a growing family in our neighborhood wanting a bigger house!

The tax assessor's office in my county (Craighead, Arkansas) maintains an on line plat map that will show you the property boundaries as an overlay on an aerial photograph with the name of the owner. Easy to find open space that you might not see driving around.

You can also use Google or Yahoo maps aerial photos to identify prospects and follow up with a record search at the courthouse. They will have the owner's mailing address and the assessed valuation. Follow up with a polite letter or a phone call. You do not need a real estate agent to buy or sell property. If both parties agree on price, etc. a lawyer can do the paperwork for a flat fee.
