Hello everyone, I got my last quote for a concrete floor in my 30x40 pole barn. These guys want to retire early or something, all but one quote is just about a hundred dollars within each other. One quote is almost $1000 over the others! So for a 30x40 slab, 5" thick, vapor barrier and 2" pink insulation under and around the inside perimeter is going to be around $7500. One guy was $8500, I'm not going with him. I'm in northern Illinois, I've seen other members here listing less money for same size or bigger floors in other states. Must be an Illinois thing.

the concrete here would be about $2000, and labor be about 800-1500 to finished.

I got six quotes, other than one guy who was astronomical($8500), all the others are within a hundred dollars or so.

As a former contractor what that means is that the high guy doesn't need the work right now. You get a pretty bad reputation if you refuse to bid work for someone. So what you do is bid it high, hoping you won't get it but building in enough extra money to pay overtime etc. for your guys and make it worth your while if you do.

Just poured my slab today 16x26 6 yds concrete 782.00 Labor 525.00 You have 3x's as much so figure about 4000.00 around here .Like Rslaback said he doen't really want to do it I'd say.

So brownbag.....you think the pink insulation and vapor barrier is free?

A few variables.....

How much grading is needed?

Footing?

Anchor bolts?

It's at least 20 yards....that is at least 2 trucks.....how far is he from the source?

Is a pumper needed?

Rebar?

$4000 for a slab that size? I think you would end up with a $4000 paper weight.

Personally, I think $7500 is about right assuming it's all inclusive and turn key.

As with so many posts of this type, lot of details are left out by the OP and some guys come in with low ball #'s that are not even in the ball park.

Like others have said, location makes a huge difference as well as what add ons are part of the price. Here in East Tennessee they must be pretty hungry compared to So Cal. I didn't get any pink insulation or vapor barrier but I did pay 4k for a 30x40 slab 4" thick, 4000psi, with a 4' apron in front of the 40' side, 4x4 deeper sections where the lift posts sit and reinforced with rebar and I'm VERY happy with my "paperweight".... They even spread the extra crushed stone out to form a temporary driveway until I can get around to having a real one put in. :lol:

I had my floor done last summer 28X40 6" deep, came in at 3200 for material and labor. I did the insulation and VB myself, that ran around 1200 in material

Slab is 30x40, 5" thick, no PEX, no wire mesh and no rebar just fiber mesh in the concrete. They have to dig out about 7" of stone, 2" for foam and 5" for concrete and trench around perimeter for insulation and saw cuts. Thats all the specs.

Remember, the vapor barrier and 2" insulation alone will be around $1500-$2000.

Prices in Illinois are higher in general. Lots of unions, taxes on materials, high payroll taxes, gas taxes etc. It cost more to do business in Illinois and that cost is passed on down the line.

How is $8500 astronomically higher? Its like 13%. Obviously you wouldnt go with the $8500 guy unless he was doing more than the $7500 guy but these numbers are right in the variance i would expect. Now if one was $15000 then that would be astronomical.

Yeah you have to compare apples to apples. $7500.00 probably would be right high even in Yank country.LOL Now if the sub grading, base material, insulation board, vapor barrier along with wire or rebar was included, I would say that's a fair price in your part of the country.

To me a $1000 is quite a bit for same amount of work, that is why I am not going with him. I suppose to some a grand is kindling, it would take me a year or more to save that. I sold one of my big boy toys as it is to pay for this floor.

I am also in the Illinois. When I got "rough estimates" two years ago, I got about 6 responses. The lowest was $4900 every other bid was about $1000 more than the last with the highest at $13,400!! All of these guys got the EXACT SAME request emailed to them!!

I could not believe the differences in pricing!

18.5 yards @ $120/yd =$2220.00

I would choose by looking at their previous jobs, not last month but 1 or 2 years ago.

that why i just itemize what i could figured out, I knew it was incomplete quote. orignial posted left too many thing unknown. have no idea on size of footer or if a stem wall was required, form board, bolts, etc

I just quote what I could figure out- slab

there was no mention of rebar but rebar is not required in a general slab, that an option

but still, I dont think i could push 7000 unless, there a lot of digging, all i know he could be on a rock ledge

from the infor i was giving 3000 is the best i can do.

so get off my back
