I own an older 30 X 40 metal building. It appears to have several leaks in the roof. It's a single sloped roof. I took a look at the roof and it has a few rust spots, but not to bad. It appears the rubber seals around the screws have deteriorated.
Is it better to replace the screws with new ones or try a roof sealant over the entire roof. I'm concerned that I may break off the old screws when I try to remove them. The building is insulated so I can't see the underside to pin point the leaks. I just find the insulation sagging between the purlins.
