Leaking tin roof

I own an older 30 X 40 metal building. It appears to have several leaks in the roof. It's a single sloped roof. I took a look at the roof and it has a few rust spots, but not to bad. It appears the rubber seals around the screws have deteriorated.

Is it better to replace the screws with new ones or try a roof sealant over the entire roof. I'm concerned that I may break off the old screws when I try to remove them. The building is insulated so I can't see the underside to pin point the leaks. I just find the insulation sagging between the purlins.

Apply well over each old screw head that you fear will break or just seal them all without trying to unscrew them . Good Luck . jmo

We sell a screw called a "goof screw". If I remember correctly it is a #17 size and so it is an upgrade from the normal #14 thread that the roof was "probably" installed with. The theory behind it is you are not just replacing the old screw, but you are enlarging the hole slightly for a brand new tight seal.
Also look for a screw manufacturer that uses neoprene instead of rubber on their washers.
Most of them have lifetime warranty because of the neoprene.

Beat me to it. Pull the old screws out and replace with goof screws. If you break one use a center punch and drive it through. The goof screw will still work.

if the screw holes or around the screw hole is rusted be sure to clean it up before you put the new screw in. I helped a friend with his roof that had the same issue. I did not know the type of screws he used though. Just that they had a type of rubber washer. He got a can por15 spray paint that he sprayed first and then a light brown spray paint that was a close match.

Awesome tips. I'll see if I can find some "goof" screws here locally. I was worried about new screws stripping out, but upsizing should work.
