Leasing a shop - good price?

Okay, I understand that construction, real estate, and leasing prices vary across the US, but bear with me.

I am looking at a 30x80 shop to lease so I can work on multiple vehicles at once. The shop has 12' ceilings, a bathroom, ample electrical, and air compressor lines already plumbed into the walls. Good location.

What's a good price per month? The owner wants $1150 (including monthly average of utilities).

That's not a bad price, around here shop space ranges from about $0.40-$1 square foot. I lease a 40x60 commercial building for $700 (plus utilities) but I god a damn good deal.

Yeah, the price is about as good as it gets. The location is also something important, as this could easily turn into a business of sorts. And it's only 1.5 miles from our house.
