Hey guys and gals.

So I am in the process of closing on my new place and have already come up with a 200+ line list of things I want to do once I move in.

I am planning on epoxying the floor in the house and possibly the garage before we move in.



So here is the deal. the property has:

1. an attached 2 car garage. 26x25 (the wife gets to park inside for the first time ever... she is so excited so I can't claim it as garage space... happy wife, happy life)

2. a 23x23 carport. about 8' tall drive in opening. constructed with tin roof, metal half walls with siding, 3 joists (2 on ends and 1 in middle) the joists are set ontop of posts which are made of three 2x6s where the middle one is shorter for the joist to sit ontop. appears to be no footings.

3. A 30x60 barn. 30x40 is enclosed and has a concrete slab. 8-6"' from slap to bottom of joist. end stall is 30x20 and has the 20' end on one side open. dirt floor. also has a 52x16 lean to on the back of the building that is about 2 feet lower and also is dirt. posts on the main structure are the same triple 2x6 posts and the leantoo has "live edge" timber poles...


So here is what I am looking to setup...

1. attached garage space will be for daily drivers and have a small compressor for tires and some nail guns for house projects. have a small work bench and cabinets for household related tools and such. already has a garage sink.

2. carport has some fire damage to the ceiling and appears to be kind of crooked... I was thinking I could crib up one or two posts at a time and tear out the posts and pour footings and install new posts and possibly slightly taller to raise the roof. Then I could replace the roof fire damage one joist at a time.

Is this a good idea or would I be better just tearing it down completely and rebuilding from scratch over a weekend...

3. So I really want to get a 2 post lift to make vehicle work a lot easier and safer. from what I have read a 12'+ ceiling is really required for this... So with the barn is the "raise the roof" plans I discussed before an option? (there is no fire damage and the slab doesn't appear to have footings for the posts.)

I am open to hearing others thoughts...

Hard to judge but a possibility is to build part of your lean-to as a 90 degree "intersection" with a elevated bay for the lift. It makes the roofing more challenging but I think you'd save a big tear-up.

OK welcome to Florida. What area are you building in? the biggest thing you need to think about is the concrete slab. how thick you plan to go and making sure it is packed down really well.

That's a big building. You can do it, but there are lots of points of contact that you would have to pick up on, and you'd by trying to keep something rather enormous from falling over. But as long as you are cool with that, no problem.

I am open to hearing others thoughts...

If trusses, why not just engineer a system to replace the trusses with rafters or beams etc at the lift location?
