As title says, I've been an avid peeping Tom on this forum for years. Waiting...hoping...praying and working by **** of to hopefully get my shop built one day. Well, that day has finally come, or will very shortly to be more accurate. I'll try to keep this thread to the topic of the title though I'm sure I'll be adding more and a build thread within a couple months. I've pretty well figured out my basic shell layout so here goes:
40×60 with 13'6" walls
2- 14'×12' overhead door
1- 10'x10' overhead door
6-30×36 double hung windows
2- standard flat 36"man doors
3'wainscoting
12" overhang all around
6" gutters with downspouts
Basic insulation to prevent condensation
5" fiber concrete floor with 4'x12' lift pad @10" thick
Trusses 4' OC
All metal exterior 28 or 29ga.

I will be taking care of electric, insulation and interior finishing myself as time allows. I'd love to put it up myself and have the knowledge and most equipment to do so, just not the time or assistance readily available. It's gonna kill me paying someone as I do about everything myself but life in general just won't allow for that presently so I'm just biting the bullet. I have one two quotes so far. One from a bigger company I won't name as they are out of the ball park at about $60k+ and one from a very local guy at $42-45k. I'm waiting on one more local bid due in a few days and will update with that. I've priced kits from various places for all that I have listed above and come in between $23-25k. Figuring $10-12k for concrete work, $2k in gravel $1k misc and it the kit prices, the $42-45,000(he left some wiggle room for gravel and some excavation work hence the give or take $3k) doesn't sound to bad to me. Especially since I've seen the guys work firsthand at my neighbors and a friend's house as well and it is certainly what I would call good quality. Im fairly confident I'll use the local builder at $42-45k, but figured it can't hurt to get some opinions. Look forward to any input and sharing this project as it progresses.

"Basic insulation" I'm assuming will be the foil bubble wrap or "double bubble" type, but I will get clarification on that for sure as I don't recall what was in my neighbors building. I'll walk over and check that out tomorrow. Glad to hear it sounds reasonable, I was thinking so from my research...it's still just alot of money. I'm confident in the guy, just typical big purchase jitters I suppose. I'll post back about the isulation. I'm mainly concerned with something to keep condensation at bay. I'll be putting a ceiling and blow cellulose in attic and probably r19 fiberglass in walls before covering them. I'm open to any suggestions or recommendations in the insulation department though.

In 2010, I had a 30x40 pole building built with steel trusses, 10 ft. walls, 5" concrete, vinyl backed R-19, doors, and windows for around $22,000. I guess the lower quote you have isn't too far off, but I was thinking $35-40K

If it is foil backed bubble wrap they're including, be aware that while it may provide some radiant barrier protection, it has an R value of about 1 so it's not very good thermal insulation.
