Long time lurker, new from TX - humidity

Hello All,

I've been lurking since i purchased my first home 2 years ago, it's a very samll single that, thanks to GJ, got used beyond it's potential.

Long story short, we just relocated to Dallas, TX. I am now dealing with a detached 2+ car garage, single door, polished floors.

My first concern or issue is the humidity level in the garage on the floor. I have stacked some tires from the floor up and I noticed the bottom tire is wet and the others are not. All my cardboard boxes are also soaked at the bottom. :confused:

My assumptions is that I am lacking any venting in there. Am I correct? What should I do to reduce this?

Any advice is helpful.

Ventilation will help some but it sounds like there may be no vapor barrier under the garage slab. I'm not sure of building practices in Texas but up north we normally use a vapor barrier under concrete and I normally put 2" rigid foam under the slab which acts as a thermal break and the concrete floor never sweat or condensate.

Q: you can put a new floor over your existing floor like race deck or tile. seal it with epoxy might help. in the meantime make or pick up some pallet racking to set your boxes and tires on so they are off the floor.

if it's sweating this bad in the winter it might get worse in the summer muggy months so fans might be a good idea.

there are plenty of members here from Texas so check to see if a thread in the general garage or tool sections has been made to reduce moisture. if you can't find any with a decent amount of time searching go ahead and start a new thread asking what others do to prevent moisture in their garage shops. this section doesn't get as many viewers as say garage gallery which might be a good one to start a thread on your garage if you want to document it.

Welcome to Texas! At least at my house a bit east of you, everything is wet right now. Had some condensation issues that I didn't see in previous wet years. My unventilated shop actually had condensation dripping from the inside of the metal roof. A makeshift ventilation scheme knocked it way down after about a day.

Sounds like you dont have a vapor barrier in place. You can try a ventilation change but it will always be a bit moist. I dont know if the sealers or epoxies will make much difference or even stick with the moisture issue in the slab.
