Hey all,
I've been registered here for 4 years, just never posted. Been doing a lot of lurking.
Finally starting to move forward with plans for the 24x26 garage we are going to build off the end of our driveway. We are in the north Philadelphia suburbs, so we are lucky to be in an area where we have enough room for me to build a detached garage.
I will be doing 95% of the work myself, plus some other appurtenances on the property. Our backyard has a steep slope to a creek in the back. My wife wants a level yard for entertaining, etc, so step 1 is to move earth to level the yard, said earth will be going over to the future garage pad, then I'll be building a segmental retaining wall. Once that is done, I can start on the garage. I'm going to hire out the earthwork and the footing/slab of the garage. I'll be doing the rest. After the garage is done, we will be fencing in the entire back yard (tired of the neighbor's dog doing his business in my yard, and putting in a generator to be better prepared for the lovely winters we have up here.
Garage specs are as follows: 24wx26d w/ 6" slab, 10' clear to ceiling, 6/12 roof with attic trusses, 16x8 garage door, more lights and outlets than you can count, future plans for a lift. I intend to insulate the garage, but I am not going to heat it. I'm already walking a fine line with the Township code without quadrupling my permit cost and adding a lot of other required work, so no heating. I think that covers the important things. Oh, designing all of the backyard improvements myself, along with doing the garage plans myself. Having Microstation and AutoCAD on my work laptop helps.
I'm still waiting on a couple of contractors to get quotes to me (I'm glad they take forever to respond for residential work as much as they do for me professionally! /sarcasm). Current steps are to get the paperwork submitted for several permits I need, ordinance variance requests, etc. Right now, I'm hoping to break ground on everything in April once the ground thaws out.
Since there are no progress pictures yet, I'll share the site plan showing proposed improvements.
