Looking For Garage Advise!

Hi guys, I just found your board and it's great. I've been planning a new garage, but the economy has put it on the back burner...but I can still plan! I'm in Boston, with an odd size lot. I currently have a wood frame 11x17 garage built in 1938. I have about 10' to the sidewalk in front, and 6' to the neighbor's fence in the rear. I have a good amount of space on either side. I'd like to knock down the old garage, rip up the old cracked slab and replace it with a new 20x20 garage. I'm looking for the cheapest way to do this to get the wife on board. Anybody have any suggestions as to pricing in the Northeast, and hints to help the price issue?

THe first thing to do is check what the setbacks are in your municipality -- you may be surprised, as I was, that if I removed an existing structure, the new one would have to be located further from teh property line that the original (grandfathered) structure was.

Oddly, in my town, I could do darned near anything by adding to an existing structure.

But you have likely already done this, yes?

I tried calling City Hall, but the reponse was that they don't answer questions over the phone, I have to come downtown...not easy in that parking is impossible and I work 30 miles in the other direction! I must admit I am worried about the setback issue...

check the towns website...most larger towns will have their codes online

I had an old garage that was falling down and wanted to do a bigger one too. It was closer to the road than the new set backs of 20'. Now what you say, I started looking at all building set backs. The house is on a corner lot so I had the option of changing the house address (one time only) if I wanted. Making it a ADU (mother-in-law apartment) I could cover more of the lot with building. But I still had the 20' problem, no wait a shop set back is only 10'. What's a shop I ask will it's a building basicly that's not a garage. So I have a 24'x30' shop with an apartment on top with a 8' wide x 7'high door in the front.
