Regarding hurricane season - because of price-gouging rules the retailers will be very slow to reduce prices IMO.

I went to our local lumber store last night, bought eleven 2x6x10s and three sheets of 1/2 inch CD ply wood to install a loft in our shed. Cost just under $600 after tax.

The 2x6x10s were $30.75 each and the ply wood was $69.97 each. This place has really nice lumber but that was ridiculous.

We have another place in our little town where lumber is a lot cheaper but it's crappy.

Hmm, I may have to do similar in my big shed. Right now the far end has a 18" deep "workbench" that's just used as a shelf. Loft-type area would be much more useful storage space, especially for all the outdoor furniture in the wintertime. Wonder if I have enough scrap kicking around to make it happen

Since 2013 California has had a 1% lumber tax. OSB, plywood, moulding, flooring, ect.

One of my BIL's customers owns a lumber distribution business.

Two main causes.....the pandemic put a dent in construction and production. 2nd, China bought up a bunch of lumber mills on the east coast and scaled back production.

I'm waiting 10 to 12 weeks for a tubular steel building. When I paid my deposit in November I was told it would be 4 to 6 weeks from when my slab was poured. My supplier says that China has bought up most of the world supply of sheet steel and is stockpiling in order to control the US market.

If people would quit paying stupid prices the prices would go down. Home building around here has pretty much ground to a halt, you can't spend $400,000 building a $250,000 house, it just doesn't add up.
True, but it's more complicated than that. Lumber prices went up due to cost-push inflation, IE there just isn't enough lumber to go around.

If there is only enough lumber (or any other commodity) to satisfy 50% of demand, then only 50% of those who want lumber are going to get it. And they will be some combination of willing and able to pay higher prices than the median and luckier than the median.

I’ve heard that prices are slowly coming down. I’m guessing they will behave much like gas prices.

I’m in the building material industry and over last year we’ve seen extreme shortages and been unable to get treated lumber, 3/4 osb subfloor, I-joists, metal truss plates, LVLs, moldings, FJ trim boards, drywall mud and more that isn’t coming to mind right now.

Until I-joists and truss plates become readily available I’m guessing 2x10s and 2x12s won’t drop as quickly as 2x4s and 2x6s.

During the lockdown it seems that everybody and their brother decided to build a deck in my area. I needed 1 deck board for a repair. Wasn't about to pay what they wanted and couldn't be cause there wasn't anything to buy! Pressure treated has come down and is in stock. OSB and other construction grade lumber inventory has improved but it's still stupid expensive. (Northern VA)

I guess they have come down a little, to the level of "insane". I wasn't paying attention to the market and in January I went to buy 6 sheets of OSB to deck the attic in my girlfriend's garage. I was shocked that basic OSB was $35 a sheet at Lowes.. I have seen issues with some materials at Lowes being expensive compared to HD, so I cussed them on the way out only to find them $33 at HD.. Well, I ended up buying 3 sheets just to get some storage space up there. I was contemplating buying stock in Georgia Pacific.. I should have since it almost doubled since January.. But I thought the market had topped out back then.. Like who the hell is going to pay over $35/sheet for lousy OSB??
Now, wow. It's now "come down" 44.85/sheet. Well, its 40.87 if I buy 68 or more, and *only* 711 in stock at my nearby HD.... What a bargain!!!
Heaven forbid you buy Zip wall.. I built my 40x40 about 4 years ago and paid about $17/sheet from 84 Lumber.. HD is selling it for $65!!

I sold my house in May.. I had a roll off dumpster to put stuff in I didnt feel like moving to the new shop. Part of what I had was a bunch of dirty 2x4s and 2x6s left over from projects. My dad was helping me clean up and was like "what about all these old 2x4's? In the dumpster?" I was like "F***********ck Nooooo!"..

I'm doing a quick little mod on my shed, and needed three 2x4's and one 2x8. $38. That's a little lower, but it's got a long way to go. Believe me, I did a lot of scrounging around here before I bought them. I needed eight all together, so I saved a few bucks.

There were a few empty bins a year ago. Last six months, at Lowes and HD, my opinion is they have material. However, we had a family owned lumber yard that closed, and a second one is closing within maybe 20 miles of my house. The one that is closing now says they could sell stuff if they had it, but they don't have anything to sell. The haves and have-nots are somewhat separated at the wholesale level. lowes and HD get material first.

Was in local Home Depot yesterday (7-8-21) and 7/16" OSB was still $66.95 per sheet.
$65 each locally, and they have hundreds in stock. All the sheet goods seem to still be within a couple bucks of their all time highs. 19/32 is $78!

Let me simplify and translate... Some mother F'ers are restricting the supply out of greed.

19/32nds sheathing at HD yesterday, $84..... all the piggies along the supply line are making a lot of money, blaming it on Covid 19.

Lumber, steel everything is ridiculous right now. a sheet of 18ga thing steel is more than a sheet of 3/16 thick 1 year ago. Wish I would've bought more to stock up if I knew how crazy it was going to get.

That's a good price my local home depot right now is 6.48 each. I was going to build a bench for a friends b-day but it's cheaper to buy him a gift card now. LOL

Just picked up 2x4x8 at $7.78 each and 2x6x16 for $13.32. May be a bit off on the cents but I think that is right.
