MA Garage Cost Calc?

Has anyone in the Boston area built a garage lately? I'm trying to figure out how much a 24x30 will cost me.

I have a friend that did one last summer in Southbridge MA, and the building itself, without foundation or floor cost him $26,000. It is a 2" x 4" 16" OC gambrel style building with vinyl siding. It is OK construction, but I wouldn't call it perfect. It was factory built and assembled on site. The people that assembled the building must have used a rubber ruler, and a out of level level. It is a garage....... Foundation costs were $3000, and the floor was about $2800. No figure on the site costs, since it was part of a much larger project.

Are you looking for total materials cost for a garage? Or total cost to have one built? There is a HUGE difference.

If you are just looking for a materials estimate, just start calling around. Find out how much concrete, framing, trusses, and roofing will cost. then add another 2-3k for a nice buffer.

Total materials cost, from footings to ridge-cap, could be as low as $10-$15 per square foot.

Have somebody build that, and expect to pay at least DOUBLE that JUST for labor ($20-$30 per square foot).

Take a standard 24x24 garage for example:

Total square footage: 576

Materials cost: $5,760 - $8,640
Labor cost: $11,520 - $17,280

Add it up, and you are looking at (roughly) $16k-26k installed.

I would rather built it myself though, enjoy building it, and save a ton :beer:

I have about $15k to spend. I figure if I get the floor, roof and walls built I'll be able to finish the rest over time with friends.

I think that you are going to come up short. I would start by finding out the cost of the foundation and excavation. You can pour the floor last. Once you have the foundation in and backfilled, you can build the framework yourself if you are the least bit handy. It is unfortunate, but the Boston area is one of the most expensive places to have something built. I would also suggest that you get a materials cost on the building itself, so you know what the final cost is going to be without any labor factor. I just don't see it being done for $15,000 without a lot of sweat equity.

I just got a message from my potential builder. He is a friend of the family and owns a framing business. He should be able to give me an estimated price tonight...wish me luck.

I just priced out a 24x32 garage for a friend. This garage has 10/12 pitch attic storage trusses, two 9x7 steel insulated garage doors, one entry door, 4 windows. Materials to frame and roof, no siding, $ 9,220.00.

OUCH!
OK so now I need to figure out how much an 18x24 will be maybe... How much garage can I get for $15,000?

Not sure where you're at in MA, but I have some contacts for forms and floor work. I can tell you that it shocked me to learn how much concrete was in my project. The cost of my Miracle Steel building cost about as much as the concrete.

And don't listen to the sales people from the building, they estimated 1/6 the cost.

Going by that 24x30 costing $25000, that shows a cost of $35 per square foot.

Going on $35 per square foot, an 18x24 would be a hair more than $15k

You guys are killing me. I'm building a new home with an attached 2 car and a detached 2+ car "shop". The 22 x 28 (616 sq ft) x 12' ceiling shop will end up costing about $46,000 ($75 / sq ft).

Bear in mind this is complete block construction capable of withstanding 140 mph sustained winds. The price is complete and includes:

Finished interior
Insulated 12' ceiling
code rated attic storage
18 x 8 insulated door w/jackshaft lift
additional side door and window
buried 100 amp electric with multiple outlets, lighting, etc.
buried cable, phone and network
Prepped and painted floor
Stucco and roofing to match house
2000 sq ft of additional driveway and side parking pad

Feel lucky you don't have to build to Florida coastal building codes.
