This process has been in the making for over 2yrs. My wife and I wanted to move out to the country a bit for peace and quiet from the busy suburban noises. We went through 3 different properties and 2 house designs to finally getting things to go our way. We found 5 wooded acres on an older street when the small family homes were falling down and being replaced with new ones. We had to move into an apartment and I had to put all my shop/car stuff in storage. The house was as supposed to be done in 4-6mths which ended up being 14mths including the time waiting for city permits.. Original plan was a 30x50x12 with a 10ft lean-to down one side. When I submitted to the city got push back about size says I was limited to 75% of the house footprint. So I compromise and get it to a 30x38x12 with no lean-to. Which saved me 6k on the building and concrete. Then they come back about zoning and how my property had a residential zoned area and agricultural one which was never brought in any paperwork when we bought the land and submitted a site plan. Needless to say I let the city have it for doing half asses permit reviews and not staying any and all issues at once. Got told could apply for a rezoning after paying a fee and then appear at a board meeting. Or apply for a agriculture exempt which I ended up doing and was approved. Even with all yh delays and issues we came out better because we were under contract for our house and the garage. No surprise price increases due to the covid excuse shortages and managed to catch a low mortgage rate before they took off.

So back to the garage. The concrete was poured back in Dec. It's 4" 3000psi fibermesh concrete with a 5' area that's 8" thick across the whole pad for future lift installation. Footers are 1'x1" with rebar. Just a two man crew came and dug the footers and lift area by hand. They put down poly vapor barrier I believe 4 or 6mil and setup the rebar. Another day they came back and had the concrete delivered. They worked it and once set enough power trowled it. These poor guys didn't leave my house until 9pm that day. They were power troweling in the dark with a spot light and their truck lights. I ended up buying them some dinner/beers/and waters. I have to say they did a great job. Before they arrived I had the area degrubbed/raised 6"/compacted and graded level. Now we have been waiting on the building company to get caught up with installation. Currently scheduled for last week of April and I can finally stop paying for storage in May!! It was so strange not having a garage or my tools while I lived in the apartment. Thankfully my daily drivers didn't need anything other than oil changes which I did at the storage place.

The garage has a 3/12 pitch roof so I should have plenty of ceiling height for a lift. I'm going to need a 9-10k so I can lift my 2500 Duramax effectively. It will have one 10x10 door center in the front, a personal entry door and 6 windows. Backwall will have no windows as I plan to keep my workbench back there and pallet racking for storage.. Trying to not have shelving anywhere else in the shop. The cars will be on dolly's for easy maneuvering and space maximizing.

I have some led shop lights I bought from HD on clearance that will work for the time being. The delays really killed my cushion for budgeting/upgrades. Not worried about heat until near the end of the year and I hope to be able to get a mini split. For the summer I have a big shop fan, plan to grab a few ceiling fans and use two window ac units to keep the humidity down which is the biggest problem in VA. Before I setup the backwall I will install foam board insulation and osb and maybe throw some paint up. I plan to never touch that wall again besides running electrical on it and maybe some airlines. The roof will only have the bubble wrap type ceiling insulation when it goes up. They only offered the same for the rest of the building and it wasn't cheap. I'm not sure if I will run furring strips for support to attach the OSB or screw right to the square tubing. Waiting to see the spacing between the frames. Hopefully throughout the year I can pick some more insulation and osb and do little sections..

I have a 200amp panel and will pull power from the house. It's about 50ft. What type of wire should I run for that? I want to see if I can catch some wire on clearance and grab it. I plan to run it in conduit and have to come up side of garage and then punch through to the panel. I'll have an electrician do the connection because I want him to do a few other upgrades on the house. I also may one day want to put a 4post in the shop as well for car storage.

It's going to be a metal building green with white trim/windows and roof. So it should compliment the house some. Thank you. We really love our new home and lot views.

Garage was delayed another week so now supposed to be this week. Yesterday I acid etched the concrete and was going to seal it today but rain was in forecast so I'm waiting until tomorrow morning. Supposed to be in the 80's. I got to work on my pallet racking. It's two different colors and has some rust. So I used a scraper and wire wheel. Refinished with oil based tractor paint. Tomorrow I'll continue cleanup on the pallet racking. I was able to grab some led lights on clearance for the outside of the shop.

Got the floor sealed with one part polyurea. Shop supposed to go up this week we'll see.

Well I'm still here waiting for this building to go up. Now we supposedly have a chance for next for this all to be over. But now 6mtjs since the pour the slab has decided to start cracking. So I called them asking about warranty since there we no control joints done.( Warranty says no warranty on cracking as it will happen.) I sent them pictures and they are working with concrete supervisor to see what they want to do. They want to come cut control joints now but I'm not sure it will do anything. I also said they have now ruined my polyurea flooring which has cracked as well. Told them I want at a minimum to be reimbursed for the costs of the product and rental fees for me to now have to grind the concrete. They said they do that as well. So I said then you guys can come cut joints, grind the concrete, fill the crack and reapply the polyurea flooring. Also something in writing if cracking continues to happen what they plan to do/warranty. I really don't want it ripped out and redone further delaying this build. I did bring home one of my toys that I can fix without needing parts from storage.

They got the building up in 2 days. I scored a deal on Dupont Thermax insulation on marketplace but had to drive over two hours to pick it up. I have enough to do all the walls and then OSB will go up over it. Maybe next year I'll be able to get some ceiling insulation. I'll start this Wknd installing the insulation and atleast get the back wall done. Then I can setup my shelving to start getting organized.

Got some gutters installed. Price wasnt much more than me doing them myself with stuff from HD. Of course 2wks after a tree fell on them. Just some dents and held tight. Hung up the rest of my lights and began the process of power to the shop!

My Xmas present to myself this year was power to the shop. I ran MHF in 2" conduit to my panel. I wired the 4x4 boxes on every other circuit both starting with their own GFCI in the first box. Lights are on connected thru an outdoor christmas extension cord that comes down and plugs into a GFCI. Shop lights are on 2 circuits. I wired a 30 amp dedicated 120 welder circuit. I still need to wire my big compressor with #8 romex I have and run conduit to add a few ceiling fans. If I'm lucky I'll have a mini split by the end of the year. Once i get rid of one of my cars then I'll plan the location to install my 9K lift.

Magna what did you attach your gutters to? On my metal building the trim seems awfully thin to support the gutters and the weight of them full of water. Did you reinforce behind them with anything?

Right to the metal trim/fascia of the building. No reinforcement and the gutters have their typical bracket that fits inside and that's what they screwed through.
