My wife and I are looking at adding approximately 500 sq ft to our house. We had plans drawn up and like what we have so far. We are in the process of getting some bids. I have one contractor that was a personal referral from a co-worker that was extremely satisfied with his work/timeline/cleanliness etc. I will be working on getting a few other bids just to see where the cost stands and make sure everything is in line.

Just wanting to get some feedback from people that have done something like this before of things to be aware of, make sure are written down, etc. I realize prices/codes and stuff of that nature can vary wildly with location, so it doesn't really apply. I'm more curious about the process itself. My wife and I both work, so the work would be going on about 90% of time without either one of us there. We do plan on staying in the house. We are adding a master bedroom and bath and moving the laundry inside from the garage, as well as adding some square footage to the garage.

Just trying to prepare myself as much as possible, since it's going to be quite a bit of money and I want it to go as smoothly as possible.

FWIW, we are in Southern California. Our house now is about 1400 sq ft. Ranch style, built in the 50s with a raised foundation. My number one demand is that the house blends when finished. I can't stand additions that look like additions. There's quite a few out here that just add a slab on grade box off the back the house and I think they look horrible and ruin the feel and flow of the house.

Reconsider staying in the house. Putting an RV in the driveway will be better than staying in the house.

The area that would be getting worked on is completely opposite of all the bedrooms and kitchen. We would be basically adding a fourth bedroom and expanding the living room out. They would be cutting the back off the living room and creating the master bed and bath.

bonded, honest and reliable workers????? You need to KNOW just who is going to be in your house, and who is responsible in the event something is damaged or missing...

Do you have a way to secure the rest of the house from construction..??

Even if the contractor claims "I can blend that in....", don't.

Spend a few extra bucks and repaint and/or re-side the whole house so everything matches. Same with the roof. Re-shingle the whole thing at once to blend everything together.

Yeah, yeah, yeah.... "...but the shingles on the old part of the roof still have a good 10 years of life left....." Do it right.

My wife works for a commercial GC. We should be able to use some of the subs that she has good relationships with which should help.
