Hi Garage Journal. I've got 200 sq. ft. of work space in Southern California and a drive for innovation and efficiency. I'll try contribute as much as I borrow from the community and inspire those with limited real estate as I work through my project list.

Welcome to the GJ. I like your give and take attitude. :thumbup:

Thanks I have quite the task ahead of me. The first project is to create organized working storage for my small woodshop and 30" double stack. My inspiration for design has been the recent resurgence of ultra-efficient tiny home design; no wasted space. I should begin the build next week and I'll be sure it is well documented.

I have the same amount of workspace so I will be looking forward to seeing your build.

If you can believe it I'm attempting to corral everything into a 3'x8'x8' space. The idea is to have an enclosed cabinet that will unfold into the space when I am working but will pack everything away neatly when the task is complete.

Thanks, I've skimmed your thread and you've got a nice spread. We've got a rodent of our own (yorkie/silky mix) and a cattle dog for now. I'm pushing the other half for my own "Shelby" but I have to agree with her when she says two are enough for right now. Cheers!

Tex: one of my storage units is 10 x 20 and I've got it pretty maxed out with a loft and storage shelving if you might want a picture or two. my ceilings are pretty tall at 14 foot hence the loft on the back half. how tall are you ceilings and what are the dimensions?

Thanks Drive... though I guess I should have mentioned that my 200 sq. ft. space is outdoors and that my 3'x8' space is the expandable "shed" I'll be constructing to house everything. So officially I don't have ceilings. The space has to double as our outdoor living area. In fact, custom seating is project #2 after the shed.

The reason for the small space is that my fiance and I just downsized to a townhome from the house I was renting and I had to leave a 2 car garage behind. The move was made in an effort to save money for the upcoming wedding and soon after a house. With average home prices in our current neighborhood hovering around $800k we've got a ways to go.

I'll put up some sketches of the space and my proposed designs soon.

Tex: pictures would help us help you if you want any. also i use these Costco or Home Depot type commercial racks to get heavy stuff up off the floor and since they are so heavy duty i can set the first shelves 4 to 6 foot off the ground and put a bench or rolling toolboxes or such on the floor under them.

some guys that live in the country don't understand why we don't have huge garages in the city. location, location, location and sounds like you have an expensive neighborhood.

Drive - I'll get some pictures of the space and my sketches up in a few days. It's dark here now and I haven't taken any yet. I've got a plan and some good ideas; I'm actually on my 3rd design iteration without making any sawdust, but I'm stoked to get as much input from the GJ community!

The neighborhood is definitely on the high side of normal considering an average lot size is 6,000 sq.ft. with 1500-2500 sq.ft. houses. Here is a screen cap of homes for sale in a ~.5 mile radius from my current place. The search terms are: Single family home, 2+ bed, any bath, $100k-Any.
