Material cost increases with new construction?

All material prices are up compared to 2,5,7 years ago. When I was doing a major remodel on my house 8 years ago 7/16 OSB was $10 a sheet. It is now $18. Drywall at 1/2" 4x8 was $3.50 now to is almost $8 around here.

Sorry..just pointing out that there are several factors out there increasing construction costs. A few of these are not supply demand driven, so costs will remain higher.

West side of Michigan is booming. Major construction in the Grand Rapids area. Im talking apartment complexes, assisted living homes and normal single family homes. they're buying up all the vacant lots north of grand rapids and building homes. and I mean all the lots. so much building i don't know where all the labor is coming from.

So what’s are you going to do op?

As a contractor it isn’t my responsibility to hold a price after a month. Especially when prices increase.

As a reasonable person... I think anyway..... if I were in your shoes I would ask for a new quote. I wouldn’t look for a way to sue or get him to do the work for the quote 15 months ago. That’s unethical.
Are you the cause of the delay? Permits and your hoa? If so I’d would say move on as your responsibile (even though you might have had no choice), and pay the piper.

As someone who just built a house and had a medicore experience with a contractor who constantly misquoted on materials I can understand frustration at the situation. We had several months elapse between signing the contract and him starting work, but every quote on the build sheet was a mile off. Materials were more labor was more and everytime he called something was gonna cost more. I took the increases as a chance to do more work on the house myself, and cut his people out as much as I could. We sacrificed a lot of things we wanted and a lot of compromises were made to make sure it was as energy efficient as it could be so there werent issues later. Lots of the extras were to meet new town mandates for new energy code but he knew of this when he signed up to build it. If you can build it without a GC I highly suggest doing it. Yeah its a lot more research on your end but you get a chance to vet every sub you hire and make sure you get exactly what will fit your budget. If you can just have it framed and plumbed and wired, you can do the interior work yourself if you are handy, it aint that hard to do. Good luck
