Hi All,

Apologies in advance if this is long winded!

I'm Matt, i've been a lurker on the forums for a while now and thought it's probably about time i started a thread to log the progress of my garage transformation. I'll try to give you all some detailed information on progress, some mini projects between as well as show you some of the tools I've acquired.

I'm 26 and roughly one year ago my girlfriend and I invested in a 3br house in the outer eastern suburbs of Melbourne. It's far from perfect and needs plenty of work, but with house prices have been rising at incredible rates recently, i'm just glad we have a house with some form of reasonable sized garage attached.

It's enough space for 4 Medium sized cars but i'm only really planning on 2 daily drivers + a project car and workspace (~85sqm).

Inside facing out towards the street
20922466675_1b8bc8bbb0_b.jpg

As of a few weeks ago, my financial adviser (Mrs) has given me permission to start the progress.

First the mess needs to be cleaned up
20896208346_bc0ff6f964_b.jpg

Throwing everything i can into this little storage room within the garage in preparation for paint/floor coatings.
20734458290_9bcfb33ee1_b.jpg

The previous owned must have never cleaned anything in the garage. Oil/grease piled up at the back of the benches, dirt all over the ceiling and oil stains everywhere on the concrete.

Pressure washed the ceiling
20734467080_49955e6c51_b.jpg

Cleaning all the old double sided tape off the wall took hours
20896235936_53290d35dd_b.jpg

Test batch of paint
The colour is called "Infinity White", i've gone with a British Paints Exterior Semi Gloss (It was the cheapest at the big green store)

20929870081_47872f45d5_b.jpg

Expanding Foam and Caulking to fill the gaps
20912788512_1de7e45f9b_b.jpg

Finally had the place clean enough and prepped to lay down paint on all the ceilings/walls
On the right you can see some average brickwork. The house was built in the 70's and has settled quite a bit since being built.
20734615308_0b78f5f638_b.jpg

I purchased a Wagner Flexio 585 paint sprayer for this Job. It did a good job and was a little easier than painting with a roller.
It was a bit time consuming to paint it on as thick as i wanted. In the end i touched up the whole garage with a brush.
I don't think this was the sprayer's fault, it's more designed for painting with a fine finish.

First coat
20922582495_eb29ddd7ea_b.jpg

Second coat of the front half
20896332806_86ee6b67ee_b.jpg

About 20L of paint later, plenty of touch ups with a brush and we're done with the walls!
20300061164_ce5d210f31_b.jpg

The amount of light in the garage at night will be amazing

Car on the left is my daily, 96 E36 328i Coupe, orignally delivered with an Aluminium block M52B28 although now fitted with an S54B32 and 6 speed from an American E46 M3 :)
20301610003_513fa04564_b.jpg

With the painting done I decided drainage should be tackled next to fix the issues of water pooling in front of the garage door.

Rented a demo saw and recruited some helping hands.
20912922642_98a4da627c_b.jpg

After removing a channel of 3 inch deep concrete, we discovered more concrete underneath.

Back to the hire shop to borrow a jack hammer...
20922675715_7caf78e84b_b.jpg

Following weekend we levelled the drain and mixed up some concrete.
20912956092_e530808a8e_b.jpg

20897543256_d6a142d83f_b.jpg

I started cleaning the floor in preparation for some form of floor coating system. I've got a few areas which could make the floor coating difficult but we'll see how they go.

Rather large chipped out expansion joint
20735696139_c01c7dc85d_b.jpg

Level issues and crack of some form
20734432770_5e175ae5fb_b.jpg

Unknown substance damaged concrete?

Re: 4 car garage/workspace down-under

Floor cleaning weekend
20301659813_9405ce2218_b.jpg

Floor coatings:
So I've been researching Epoxy, Sealers, Polyaspartic, Polished concrete, General paint, rubber tiles and every other coating under the sun for the past few months I've decided to go with an 2 pack Epoxy for various reasons.
I could talk about floor coatings and reasons why i chose this product, if anybody is interested i'll write an essay.

So I've chosen Jotun 605 for the 2 pack epoxy in the standard light grey.
2 x 20L kits and 5L of thinners (Probably 5L more epoxy than i need)
1 x 4L kit of Epirez D5-070

I'm planning on using the Epirez to fill the expansion joints for the seamless look, I can't find much information on the people who have used the product but the technical data sheet seemed to have all the right numbers.
Note: The epirez stuff is expensive, $100aud/litre

The Jotun epoxy was relatively cheap compared to other products I received quotes for locally.
Note: Many suppliers wouldn't give me the time of day because i'm a DIY'er or I couldn't justify their prices to myself.

Supplies arrived today!
20922461255_a6f5910e71_b.jpg

Nobody in Victoria wanted to take my money so i ended up purchasing the Jotun epoxy from some nice folks at integralsystems.com.au in NSW

Stay tuned for updates, I'll even pull out the DSLR for better pictures in the future.

When I read the title I thought I was going to see a 4 car garage with a basement workshop. Looks like you are off to a good start.

Re: 4 car garage/workspace down-under

Sorry for misleading you there Mac.....If it makes you feel any better there's a small room next to the garage I wouldn't mind converting into a mini machine shop if I acquire enough tools to justify it.
Also out the back I have a 2 car garage that will be rebuilt from scratch and hoist installed. (Very Long term plans)

G,day Matty, great progress and looking good.

We use a lot of Jotun epoxies at work, they make a great product.

Looking forward to following your makeover.

Gday Matt
Welcome form the peninsula
I've used a few of the eppirez products. I'm not a fan. I think Sika has better and more affordable products but I haven't used the one your using. I'm interested to see the results

Re: 4 car garage/workspace down-under

Yeah fingers crossed damo
I couldn't seem to find a suitable sika alternative....Sikadur 51 SL was the closest but it seems to be industrial based and comes in 4 gallon drums!

Before grinding could begin i had to hack up the last bench left over from the previous owner.

Despite the rust...it didn't go down without a fight
21008190001_8c2893e51b_b.jpg

Went down to the hire shop today and rented a grinder and vac.
Wouldn't recommend them as they are more expensive than other hire joints in Melbourne. Also the staff didn't know anything about the machine(s) and tooling.

20974394276_4bb95bf589_b.jpg

Guy at the hire shop said it would do max 50sqm a day....haha whatever buddy
After 1.5 hrs:
20990788382_d411efbd5c_b.jpg

5hrs from start to this
20990781452_1a522e3c67_b.jpg

Filled a 60 Litre bin with dust, definitely worth hiring the vacuum
Constantly had to clean out the bag and filter every 10 mins of grinding/cleaning up

The finish isn't perfect, plenty of swirl marks and low spots still remain. I plan on going over the swirl marks and low spots with the handheld next weekend.

Re: 4 car garage/workspace down-under

Slow and steady update...

Prep prep and more prep

So after the hire shop was little to no use with providing me a smoothing grinding disc with the floor grinder
I purchased this 100 Grit 4" cup wheel from 'abrasives plus', came next day delivery from interstate!

Comes with shims to suit various grinders
21323176848_dc31311ab1_z.jpg

I also have another course grinding wheel to sort out the edges
20888238594_6951089da3_z.jpg"

Swirl marks left from the big grinder
21484784016_a5c8e82381_z.jpg

After a little grind with the 100 Grit cup
20889869443_fef6ea12cc_z.jpg

Now that most of the swirl marks are removed, it's time to start sealing the joints.

I was rather suprised after opening the Epirez...it's alot more sticky and thick than I thought it would be.
The marketing material leads you to believe it's self leveling and more liquid.

More like a sticky dough
21324094359_cb8c1d873b_c.jpg

Poked some backer rod deep into the large crack and taped the sides
21519663671_422bc77da0_c.jpg

Pushed and spreaded the mix into the crack with a putty knife.
Then removed the tape once the batch was done (Working time is up to 30mins)
21322953990_392449ca6a_c.jpg

The large gap looks a bit messy, here's a smaller joint from my third session.

21322947190_b1c8d0c882_c.jpg

Overall i'm fairly impressed how hard the Epirez set, it will definately stand up to heavy trolleys being rolled over it.

Next update will hopefully be painting down epoxy (mid this week) after the remaining joints are filled and smoothed.

Re: 4 car garage/workspace down-under

Hey racingtadpole, picked the shroud up from Bunnings (DTA 125mm dust shroud)
I was very tempted to pickup a grinder and cup to match but even with a 100mm cup it generates a HEAP of dust. Be prepared to kill your shop vac.

Thanks for the info.

My shed vac is immortal... It survived me taking it into the roof of the place Im currently living in when I first bought it a couple of years ago and vacuuming 45years of dust out of the ceiling space before I laid new insulation. A little concrete dust wont bother it

Re: 4 car garage/workspace down-under

Nice score with that garage, is it located underneath the house or a standalone building? Doing a great job with that floor prep, can only imagine how much effort you'll put into the rest of the space which will be great to see.

Re: 4 car garage/workspace down-under

Hi Anth, it's underneath the house, living room and kitchen above.
Yeah floor prep has been tiring, pretty sore hand today after scraping half the excess epoxy off the joints.
I'm a religious BT reader so I'm trying to work to fairly high standards ;)

Re: 4 car garage/workspace down-under

So this was the point where i wished i was more careful with the joint filler

Took alot of elbow grease to cleanup the joints.

21682902682_3ca34f7402_c.jpg

One of these scrapers lasted me a few hours, another lasted 20 seconds
21506526178_1e0af4c6e3_c.jpg

Strange hole/contamination came up well
21506526278_020276e6d3_c.jpg

At some point after trying to clean up the joints and vacuum the floor 5 times over....i decided enough is enough. End of the day my slab is far from perfect and you can only polish this concrete turd so much.
21682903212_090f60fd0c_c.jpg

Supplies supplies supplies
21668575116_a106d58811_c.jpg

First mixed 2L to do the cutting in.
21073364623_7b8f0289f5_c.jpg

Mixed up a further 2 batches and rolled into the night
21682907062_28a46510bb_c.jpg

Checking back I've used roughly 8sqm/litre, it's within tolerance but rather low coverage for what i was expecting. Maybe I was rolling it too much
Next coat will be nice and thick.

After cleaning up i was sealing the door to the house to prevent fumes from coming into the house and pulled a muscle in my back bending over!
Hopefully with enough painkillers and rest i'll be able to do the second coat tonight.

Re: 4 car garage/workspace down-under

Spectral it's about 2.2m from memory, rather low and the beams are even lower. I'm fairly heart broken i can't fit a hoist in, but there's space at the back of the property for another garage with a hoist.

1/2 Cup It's only been 24hrs between coats, it depends on temperature alot. As long as you can put your thumb down and not leave a fingerprint, it's good for a recoat. Too long ie a couple of days and i have a feeling you need to sand the surface to roughen it up so the next coat will stick.

I have the fast cure comp B
see the TDS for drying time info http://www.jotun.com/Datasheets/Download?url=%2FTDS%2FTDS__15962__Jotacote%20605__Euk__GB.pdf

So took the day off work today to rest my back ready for round 2

Ding ding
21512268048_d832a88bf6_c.jpg

2 batches later and we're done
21709323081_3158281955_c.jpg

Fingers crossed no streaks

Weather will be ~8-22 degrees over the next week
At 10 degrees drying time is 8 Days
At 20 degrees drying time is 4 Days

Things are looking good for bench building next weekend!

Re: 4 car garage/workspace down-under

So the drying was mostly done after 24hrs

Plenty of streaks from rolling it too much but i'm still stoked with how it looks.

As promised, upgraded my photo game to the DSLR

Here's a sneak peak of some layout designs, I've changed it a little since but you get the idea.

Fingers crossed before the weekend I can acquire 420KG of wood and 200KG of steel :dunno:

Re: 4 car garage/workspace down-under

It's a long weekend in Melbourne this weekend which is great for some progress updates.

Picked up 22 sheets of 12mm formply cheap during the week, warped a bit but a few bags of cement might sort that out
Also picked up a heap of steel this morning
21719603959_711ef22fce_z.jpg

So first little project is a welding bench :D
Pulled out a 5mm sheet for the top, some surface rust and a large bow i'm sure it'll come out.
21894511622_11cfd0ff06_z.jpg

Due to it being 29 degrees and uncomfortable to weld on the ground, this is the only weld i'll show you from the bench, the others i'm a little ashamed of
21906493065_9df1ee7ce8_z.jpg

Since the sheet is bowed in the middle, i turned it upside down and jumped on it a few times.
The frame is 40mm SHS about 3 or 4mm thick

To reduce the bow more, i welded the middle of the frame first, then clamped the sides and worked my way around the outside.
21894521222_d1e17f6552_z.jpg

It turned out quite well, flatter than i expected.
21880356216_53d54171f5_z.jpg

Added some additional bracing, quick spray of paint.
21718676338_1a4007e538_z.jpg

Welded the casters on, i'm pretty happy with the result.
21718669248_e6fddc0a17_z.jpg

Alright lets get straight into the static benches

Because my floor is very uneven i decided to invest in some levelling feet

Bought a bunch of these from china, the postage cost twice the cost of the feet!
21894497722_302f6e9094_z.jpg

So the other bench frames will be made out of 30x30x2.5
21906491775_38a6b5f4f7_z.jpg

I filed the inside of the 30x30 a little
Then cut a small piece of 25x25 and hit it with the flap disc
21285393393_e0621923e2_z.jpg

Tap it in the end, lay down some bead
21880352406_425422875c_z.jpg

Insert a standard M12 flange nut and fuse/tack weld the edge
21718647408_2092db60cc_z.jpg

Screw in the feet, worked well!
21718416630_d8b231b91b_z.jpg

First of many work surfaces partially assembled
The top of this bench will be my main workbench, it's a relatively long span so the top cross members are 50x25x3

Your've got the garage cleaned up real nice. Can I ask how big your block is? Must be fairly decent if there is space for another double shed out the back.

Looking forward to the setup process.

It's about 1000sqm, I think it's a little too big, I'd rather spin wrenches than do gardening!

Re: 4 car garage/workspace down-under

Despite the weather being awesome today, i brushed off a spirited drive in the mountains to keep the progress coming.

I've been itching to use one of my more recent tool acquisitions, rivnut kit!

I bought this from austral tools, m6/m8/m10 tool, neat little kit.
21749089840_21a31997ac_z.jpg

Drill a hole, throw it in...spin the wrenches...
21314448944_068b0849ce_z.jpg

Nice and solid threaded insert
21316033333_5051115414_z.jpg

This side of the bench I wanted to be a little modular so i can remove/modify it at a later stage if needed. Rivnut was the perfect solution
21911009816_a0f22a33ff_z.jpg

This is the left side of my main workbench, the lower section is where my Wood saw will sit.
21946927521_180ac6dc5f_z.jpg

Added some extra cross bracing to the main bench also. Looks strong enough?

Looks like you're doing exactly what I want to do, just with much more skill and a lot faster

Totally agree re: the gardening. I'm on 720sqm and I've come to learn that even that is way too much for my tastes, feels like the garden is a never ending project, when all I want to do is finish off the shed and start wrenching.

Re: 4 car garage/workspace down-under

The Mrs has me on a bit of a deadline, she wants to renovate the bathroom and ensuite over Christmas so trying to smash out as much as I can before that. Building everything is relatively easy because I've been planning it for so long.

I'm pretty keen to get working on many projects which have been on hold until this workspace is complete.
