May actually build my dream...

Hello from Northeast Florida.
I am retiring from the Navy in a few months, which means no more moving, which also means I can finally build my dream shop. My town has requirements for size, height and appearance. My curent plan is to build a 32x44 with 12 foot walls. This will meet the height (16 ft) and size limits (50% of pincipal structure gross). It will also give me room for a lift.

Initially I was going to have a metal building. Alan's (Carolina carports) has a lap siding option that would have helped but there is no shingle roof option, and per my town, both have to match. So looks like I will be going stick built. I have just started getting quotes and only have 1 person that has gotten back to me with numbers. They came in at $73,000 with the slab. This is about $20k over a steel building.

Does this seem high or low, or is it average? I have no real metric to measure.

50 bucks a Sq ft sounds like a great price to me. Is that just the building, slab and site work? Electrical, insulation, finishes?

Given the current insanity where every builder thinks they are a brain surgeon, that price seems pretty good.

I found that metal or pole buildings are really not less expensive if you need lap siding and shingles. Both metal and pole buildings basically require stick built walls between the metal uprights or posts for the lap siding.

I decided a stick built building is best for siding and a shingle roof.

If you have to do stick, see what the cost of 2X6 at 24"OC will do for cost vs 2X4 at 16" OC. Trusses at 4' centers. Redid mom's 30X40X10 barn on existing perimeter foundation last fall for 18,900. But that's with metal roof/walls and Amish built in NE Indiana. No electric, no insulation. I'm sure a complete floor would be close to $30,000 if not a little more. Your quoted price probably isn't too far off.

30'x30' with 12' walls and two 10'x10' garage doors, on 36"x80" door, and one window. Steam wall as I did not wanted that much dirt in the backyard. There was a 24" difference in the terrain.

Slab is 6" @ 4,000 psi

Total was 57,800.00 - this does not include any electrical, painting, etc.

I went with Mike - https://mastergaragebuilders.com/. Must warn you that it was a long wait (around a year) as the backlog they have is huge... I was very pleased with their work and can recommend them.

Photos are all in my thread.

Here is their finished product.

And I am still working on doing all the finishing work... so far, I have only painted the outside. I still need to hire an electrician to get power to the building. Again, all is documented in my thread. Link should be in my signature.

From what I read on GJ that cost is probably pretty fair nowadays. Make sure you get a several quotes, we did and the quotes varied by as much as 30%. We did not go with the cheapest we went with who answered our questions the best. Do your research and move at your own pace in deciding. Even though it has been discussed to ad nauseam here on GJ, it still amazes me how much building prices have risen since 2019. We had our 45*50*14 red iron shop finished in early 2019 for $45K. Including insulation and 7.5' finished metal interior walls, that cost also includes the 5" slab (6" where the lift is) with 20" footings 4000psi and rebar. Good luck in building your dream shop and keep us posted on your progress. Thanks for your service in the Navy as well. That is the company that I am talking to currently. So far Mike has been very helpful. Have you had any issues with yours?

That’s a great price IMO. In 2022 I was being quoted $100/sq ft in SW Florida.
I ended up building myself and final cost is coming in around $45/sq ft. 36x42x12

Built is recent. No issues so far. And yes, Mike and his crew, were great to deal with.
