Well I made an offer last night, below $40k. Realtor called me this morning saying that the seller was "very excited" to get an offer, but wouldn't have time to go over all the details until Sunday or Monday. My realtor isn't certain if this is an indication that the offer will be accepted, or that it's a "starting point" but at least sounds like the seller is seriously considering it. Stay tuned!

Good luck, place looks sweet as long as you can be sure some of the issues others have posted are legit. should be sweet.
I don’t know how social you are.
But after all is said and done, and you do get this place, it sounds like a lot more than one man needs.
And you should be somewhat plugged into the locals.
Think of renting time/space to other clubs, guys, groups, what ever.
The increased number of people coming and going is a security plus.
And extra the money never hurts.
I remember a site about a guy that restored an old gas station in the hart of town for his own use,
He ended up having the local historical society having meeting in what had been the office/waiting room area.
They didn’t work on cars, they just wanted an old timely type place to meet.
But after all is said and done, and you do get this place, it sounds like a lot more than one man needs.
And you should be somewhat plugged into the locals.
Think of renting time/space to other clubs, guys, groups, what ever.

And extra the money never hurts.

Well the contract should be fully signed today. Agreed on a price better than I expected. Seller is keeping the tire machines, but I will get the lift, 2 air compressors, work bench, Matco bench grinder, press and portable kerosene heater.
Now comes the fun part of waiting until ~Nov 20 for closing, and getting inspections done.

Congrats on getting a signed contract. Be sure to post some pics after the tires are gone, and you get some of your stuff moved in. 
Btw...someone mentioned renting garage space. I have mixed feelings on it. If you get the right people, it could be a benefit. On the other hand, you could end up dealing with people that "borrow" your tools & equipment, may not pay rent and try to sue you when/if they get hurt. Also, you may need/want to carry some additional insurance coverage if you become a landlord.
Myself, I'd be more of the mindset to rent out space to a close buddy, but probably not just the general public.

Make sure when you put the electric bill in your name, it's a residential rate and not a commercial/demand meter.

I've got 4 personal/family vehicles and associated parts and tools waiting for the space, so I don't think there will be any room to rent out anyway.

Few questions how is the roof and big question how much are taxes typically commercial taxes are double residential at least in my case plus I would want a phase 1 study to maker sure it isn't contaminated. Good luck sounds cool
Visited again today and checked the press, never paid much attention before had thought it was one of the type with a bottle jack, but upon closer inspection it's a self powered Nugier. Can't get close enough to see the size/model yet, but I was pretty excited to see it wasn't a base harbor freight type. Of course assuming the hydraulic pump works.
Well the owner got some/most of the tires out (found a receipt in the office saying over 500 tires had been taken to the landfill.. wow!)
Got the lift to go up and down, though it didn't go all the way back to the floor, stopped about 2" off, guessing it needs some adjustment. Good news is I didn't see any signs of cracking in the floor around the lift, and in fact no cracks in the floor at all, except the expansion joint.

Just out of curiosity... What are your plans for the shop aside from "storage" of family vehicles???
Do some homework--that Champion air compressor outside is very nice--and getting it running to operate in the shop should make it an ideal setup. Also-that Nugier press is very nice--

I have no idea what's wrong with the Champion compressor. It was hooked up behind the building, but was disconnected and removed and replaced with the big Kobalt inside. The garage is plumbed with hard copper lines and rubber hose reels throughout (total of 4 or 5 mounted reels at air outlets). It looks like the Champion compressor was outside and uncovered and even though it looks neat, I have a baby on the way and restoring compressors isn't something I want to be spending time on, though I may give the seller the option of leaving it in case I want to play with it.
I have done some research on the Nugier. It's an H40-7 (40 ton 7" travel), I believe hand pump as I can't find any power source for it. 40 ton should be more than adequate for anything I need, I just hope it still works correctly. Certainly better than a $200 harbor freight variety.
