Hello everyone. I just purchased a house with a great 30 x 30 shop/garage. It has 2 roll up doors with a pull chain to operate. My question is on maintenance - where do I oil and/or grease it to get smooth operation and not have problems down the road? Right now they operate fairly smoothly with some effort in spots, but they squeak VERY loudly. So I'm guessing they need some lube. Any suggestions?

I'd start with lubing/cleaning the wheels & tracks. Use a good penetrating oil in the wheels, not just WD40...that is too thin & evaporates away too quickly.

I use a product made by the makers of PB Blaster called GDL "garage door lube" It sprays on wet then dries into a dry lubricant. Wet or greasy types of lube will attract dust and dirt. You can spray the track and also spray the open gears on the chain drive mechanism.

Are these corugated sheet type roll doors, or ones made of loose, individual slats, interlocked together? The sheet type have channel tracks on each side, usually edged with rubber, that the sheet slides up and down in. Some use a metal channel with rubber or plastic stapled to the sheet door itself. Spray these channels with silicone lube and operate the door. The door drum rolls on a couple of bearings and these might also need some lube. Probably no grease fittings, use a light oil or good spray lube such as LPS2 (WD40 is horrible, a solvent with a tinge of lube in it, attracks moisture and causes rust).

The roll may be rubbing on something up top, you may need to get on a ladder and observe while someone operates it.

Thanks for the help guys. The doors are the individual, interlocking slat type. I just can't tell if there are little wheels tucked back in the tracks or just metal tabs or something. I wasn't sure if I should lube the whole track or what. I was mainly worried about attracting a lot of dirt if I lubed the whole track, so the GDL dry lube sounds like something to try.
