Metal Roof Leaking????

My garage is about 10 years old and some of the rubber gaskets on the screws that hold the roof have degraded and are leaking, I really don't want to replace all the screws, so what kind of sealant should I use around the screw heads?

A good high quality flexible silicon that is rated for metal contact (usually for siding/roofing/trim) This will ensure good adhesion to the metal.

Just my opinion......don't waste your time. I had a cargo truck that started leaking around the screws. I cleaned around the screw heads very well and applied the silicone. It's VERY time consuming. Well, it fixed the leaks for about 3 or 4 months before the silicone started separating and the leaks returned. I ended up replacing the screws in a fraction of the time it took to try sealing them.
The silicone would probably work ok if you backed out each screw enough to get the silicone under the head, but if you're gonna do that, you might as well replace them.

Yea replace the screws. Try to get screws that are maybe 1/4" longer than the old ones. This ensures you get a good bite with the new ones.

I would vote for replace the screws ar at least the seal on the screws

another option is to put a spray on coating on the whole roof that will also be light to reduce heat infiltration

Even if you coat the roof with something, replace the screws. The screws are coming loose and no matter what you do, they will not provide a 100% seal as they are. It's one of those been there, done that things......

You need to prep the roof... prime... then put on some Elastomeric Acrylic Roof Coating (get atleast 300% elongation)... I can hook you up with a supplier if you need it.... just PM me and remind me what you need...
