metal roof leaks

I have a 30x60 steel building that the previous owner put up before we bought the house. I've since learned that everything he put his hands on was done half assed. I'm convinced that when they built this "shed" that they did not use any sealing tape on the roof panels as they went down. I can see that no closures were used either. when it rains, every vertical panel joint leaks. you can imagine how pissed I am watching all of my equipment getting wet. I have no desire to pull the rof panels all back off to do it the right way ( the way it should have been done the first time for little add'l expense or labor). I wanted to see what your thoughts were on an elastomeric coating and installing the closures top and bottom. would like your thoughts on ventilation also with the closures installed at the top.

couldnt agree more


once you put the elastomertic paint on you will never take the panels off again if you need too

if I pull the panels off, I fear I won't get them back on before the next rain. has anyone been able to put the sealing tape between the panels without removing them? is there a sealer that can be applied between the panels similar to the tape but easier to get between the panels (caulk gun) ? rain season is here and my dumb *** hates being on a shingle roof, much less a tin roof. As far as not taking the panels off once they're covered in sealer goes, I take parts and panels off cars all the time that are bed lined and undercoated. how is this different?

I am fixing the EXACT same issue that you describe. I however am not to clear on the type of panels you are working with. Here in PA we don't use sealing tape or closers on metal panels but we also don't deal with hurricanes.

I replaced/re-positioned all of my panels to fix the problem because my previous owner used nails.

Anyhow if I were you I would unscrew the ridge cap one section at a time, fixing the panels under it and the replacing it but sealing the ridge joint below with a flexible adhesive flashing.

To fix the panels I would unscrew the row, or rows, of screws at the overlapping seam, peel up the panel, clean the joint, apply a buytl or gutter sealing caulk, and then re-apply the panel.

You will find the caulk in the gutter/spouting section of your favorite box store.

As for ventilation, I installed a fan and vents. my work area below is insulated so I don't feel the increased heat.

This was my roof, I'm not totally finished so I have no 'after' pictures.

denis, I'd love to do the spray foam. not ready to pull the trigger yet this year. did you do the walls also? what size is your building and what was the cost, if I may ask?
You phuckers convinced me. Went to the local metal mart and bought the sealing tape (21 rolls) and all of the enclosures, plus 1100 new screws. half of the enclosures at the peak are vented, someday I'll insulate it.

lol, yeah, didn't want to piss anyone off here. I don't post that often. Mostly just drool over all the killer shops and vintage equipment. now if someone could ship me a can o' courage I'll get my ******* up there and get started. I've done two roofs in my lifetime and that's two too many. this will make three too many.
