metal roofing prices?

I'm wondering what other forum members have paid to have standing seam roofs installed on their houses/garages? I got 4 quotes to replace my asphalt shingles with standing seam seam panels on my garage (700 sq ft of roofing, no protrusions but there are two valleys, 4/12 pitch, and single story) and all four of the quotes were $10-11k. The research I had been doing online had lead me to believe I should be paying $5-7k based on the national average.

Figure on the metal costing $1 linear ft for 29 gauge and even more for 26 gauge (commercial buildings). Panels are 3 ft wide.

We just did our house and detached garage (4000 sq feet of roof) standing seam for 32,800. Based on that your estimates don't seem out of line.

standing seam panel will usualy run more than 1.00 a liner foot. Most PBR style is 3' wide and around 1.00 a square foot. Standing seam sheets are narrower

I just paid 2.60/linear ft. for 26 guage R-panel in any of their basic colors. That is for material only.

Seems like you're comparing apples to oranges. Standing seem is a totally different animal than the 36" panel used on portable carports,for example.

The standing seam metal roof on my home is over 100 years old(house is 150 years old this year)....so if youre gonna stay there its worth the investment

I did my shingles myself, but still... That's a ton of cash to spend on a roof.

It's a ton of cash to spend on anything.

For us, it is well worth it. I'll never have to do anything else to that roof in my lifetime.

Not to contradict the other (more educated on these matters) people in this thread, but in my case Metal was the same price (+/-3%) as 30 yr shingles for my house.

Now my house is a sinple 6/12 with no dormers, valleys, etc...he did say if i had more angles on the roof the cost of the metal roof would have gone up quickly.

Also keep in mind i live north of Detroit, where there is a HUGE surplus of out of work labor looking for something to do. That may be a factor in my price as well.

We just had our Shingles roof replaced (siding, gutters, screens) due to a major hail storm back in April. The roofing part of our estimate was $6000. Our roof is a 6/12 pitch and is cut up somewhat due to the style roof. Lots of valleys and angles.

I think people would still be using shingles if 30 year shingles meant anything.
1998 a tornado went through Comfrey and almost everyone needed shingles (even the homes that were "spared"). By 2010, with just 40 mph wind gust most people were re-roofing.

Shingles are just not made the same as they use to be.

I will be doing standing seam next summer on my house and garage. The shingles on the house are almost 15 years old and curling up. Yes, it's vented.

I just had a gentleman, Tim Reid with Piedmont Roofing, do mine. He is out of Middleburg, Virginia but it may nor be out of his range. I paid 8k for approx. 17 squares of hip standing seam installed with snow damns. The workers were in and out in 2 days.

You realize that this thread is over ten years old. I wish prices were that low. My supplier had a price decrease at the first of this month but announced an increase this last Monday. I don’t even remember what normal is anymore.

I just had ABC Lokseam standing seam panels quoted, i.e. material cost only. $4.44/ sq ft. + screws, clips, trim, ridge, etc...

Material $8400 (menards)
Labor $3500 (local contractor)

total of $11,900 he also included 200' of facia aluminum

so $541 per square

Did I really get that good of a deal?

Well, since the thread has been revived might as well contribute. I put a metal roof on an awning I made for my garage. I wanted a metal roof purely for aesthetics. I got everything i needed, including good customer service and assistance from AB Martin in Lancaster PA. It was really expensive and I installed it myself. Awning is 25' wide and 3' deep. I can't recall exactly but I know it was around 1k for materials.

There is a LOT to know when doing a standing seam style roof. It was much more work than I could have ever anticipated and I now know why it's so expensive and can be difficult to find people to install. Even the ice and water shield was ridiculously expensive. I keep telling my wife when we have to get new shingles I'm going to do the whole house but honestly it's so intensive and such a larger scale I'm intimidated to do it and that's not a phrase that comes out of my mouth very often.

All this to say if you get a quote that seems expensive, it's not out of line most likely. If the cost to replace shingles on a house was 7k I could easily see a metal roof costing almost 40k

My ice and water just finally went up in price but only $3. we sell WIP. and AB marting is also located in Newville pa. they make all the panels there. great prices from them, we can not even buy metal roofing because of how cheap they sell it

I really appreciated working with them and hope I didn't come across as implying that they were overpriced in any way. More like the whole process is much more expensive than the uninitiated may think when just looking at one. The ice and water shield was something like 250 for the roll and I keep dragging it around the garage because I have so much left but feel like I can't toss it or give it away lol. BTW if anyone here loves anywhere close to them check out that location it is wild. They have crazy big LVL beams, all types of timber building stuff and a really really nice retail area

It seems like a lot of people don't truly understand what standing seam (hidden fasteners) roof is and what is involved in proper installation. There is a ton of detailed work involved to make the roof system perform the way it is advertised to. If not done properly, it is probably just as prone to wind damage as shingles.

In 2015 I was contracting with a builder to build a Craftsman style home near Myrtle Beach. I liked the idea of a metal roof y'all know hurricanes and such. He told me that adding a metal roof to the build would raise the price of the house $15k, and it could be just as prone to damage. He also said that at our age mid 50's at the time, that barring another Hugo the roof he was putting on would probably outlast us.
My bride shut that idea down quick..
She also shut down AC in the garage, I got a mini-split a year in. A storm door wasn't needed either, according to her and the builder. She got one a month in..
