Metal/Vinyl Roofing?

I'm building a 12x17 screened in porch on an existing deck and my roof is going to have a 1' drop over a 12' span. The idea now is to hire out someone to install a rolled roofing, but I was looking at something like this instead. I tried to contact a few places but they are only interested in talking to contractors while I'd be putting this on myself.

Anyone know what the cost of this is or where to find it?

Your lumber yard should be able to order you metal panels (which are slightly different than what you pictured, but accomplish the same look) suitable for roofing. You must also order the proper fastener to attach them. Same stuff as is used on pole barns. Looks great in a roofing application.

Metal roofs look great.
Like rieferman said check your local lumber yard. If you have a Menards near you that's a very good option too.
This is a project you can easily do yourself too.

I'm going to be building the roof over the existing deck myself and I was having a contractor put a new roof on my house since it's leaking at the same time. I'll have to figure out what order the house roof vs porch roof gets done in if I go with the metal roofing.

Any idea what these cost?

A good ruff guesstimate around here is to figure the cost of a regular shingle roof and then double it.

FWIW I think you will regret going with rolled roofing especially with such a low pitch roof. Like the others said go with a good metal roofing product that uses screws w/ sealing washer not nails. Also make sure it is properly flashed where the new roof attaches to the existing roof or it WILL leak. YMMV.

I'm told that rolled roofing is better used in areas with a low pitch instead of normal shingles.

I have a section of rolled roofing on my house and the roofing company used what they called a "Peel-N-Stick" product, its not hot mopped

they painted the deck with a glue type epody, put down a very dense butyl looking roll-on product, then peeled the top plastic layer off of it and then put down the roll-type roofing material on top of that...its ALOT nicer looking than the previous hot-mop product.

they did say that in order to replace it, the decking will have to be removed as well

The minimum recommended pitch for a traditional standing seam metal roof is 2.5:12. Yours is a 1:12.

There are specialized factory made systems that will work on shallower pitch roofs. Problem is you aren't a contractor and the amount of material is small.

You need to use a roofing method that will work with your intended pitch, or change the pitch to work with the desired roof covering.

The devil is in the details.

The only metal i would consider with that pitch would be 2" commercial standing seam with ice/water shield beneath. Other options would be a heat-welded membrane like tpo/pvc or maybe EPDM.

I guess it sounds like the metal roofing is out and rolled roofing is in. It's only a starter house so no use going crazy. It's amazing what 300k will get you in NJ vs other places though. :(

I'm confused by the 'rolled roofing will leak' comment. That's pretty much what they use around here by code and they will even install it on flat roofs. I talked to a few people with rooms with a lower pitch than mine and the only ones with leaking issues have sunlights. I already have a full quote to roof the house(tear off existing) and I sent the roofer my plans so they can add the porch to the quote.

I'm going to the town to file for the permits for the screen room tomorrow morning.

Here are the porch plans, and a picture of where the porch is going. It's my first attempt at drawing plans so go easy on me.

I'm not sure about rool - our old house had a nearly flat roof on the porch. The roofer recommended a hot tar mop with roll over it. After 13 years and two hail storms, no leaks. I would not use roll on such a shallow slope without the tar.

I would consider changing to a steeper slope if at all possible. It sounds like you haven't built it yet. Is there a reason you are going with what essentially is a flat roof?

Pretty much. If you look at the plan the existing roof ends at 9' off the deck surface. With the 2x6 rafters and the roof substrate the inside ceiling will be 8.5' at it's highest and end at 7.5' on the lowest part with a 1/12 pitch. If I go 2/12, then the lowest part will be 6.5' which will feel a bit cramped. I looked at a few local 3/4 season rooms that had a less than 1/12 pitch here for ideas.

I thought about lowering the deck, but it adds enough to what I want to spend on this that it is out of scope.

Roofer called back and said while he could do the torched down rolled roofing, he suggested a rubber roofing over an layer of insulation he will put down. He said it's a little more money, but it lasts much longer than the rolled roofing and it's what they have been putting on all the buildings and schools around here. Still waiting on the price.

I would use Steel Snap Lock Hidden Fastener Metal Roofing. I have used it on a 1-12 Pitch Shed Roof without issue. I don't like Torch Down or the Membrane stuff. Definitely too shallow of a pitch to use Comp Shingles.

Just my 2¢
