Secondly, my local zoning board has a height restriction on property my size (I have 3 acres). So I had to file an appeal and go before the zoning board. As part of the process, my neighbors were informed, and apparently decided to show up. The wife of the neighbor got up and said "the reason we live out in the country is so we don't have to see these big buildings!" and "When we wanted to building our pole barn, we weren't allowed to build it the height we wanted!" The footprint of the building wasn't in question.. only the height.. and it was like 2 foot difference.. viewed from their house ~300' away.

I had to chuckle at this, sorry. Typical of the people out here though. Putnam township passed a home based business ordinance a couple years ago. My one neighbor runs a landscaping and tree service business on his 3 acre lot. At the Township approval hearing another neighbor got up and complained about seeing the firewood piles. His exact words were "What happened to keeping Putnam Township rural?" I about fell over! Would like to understand his definition of rural if split and stacked firewood is offensive to him :lol:

I'm kind surprised by the number of local people on here. Anyway.. nice to talk to neighbors. Glad to see there are so many builders/barn guys out there.

Another update...

The wall framing is done.. got the windows and door in. Interior doors are hung. Still have electrical rough in, and a few things at the garage door to do before rough inspection.

very nice....thanks for posting.

If you haven't filled in that electrical trench yet throw in some 14-3 so you can have some 3 way switches for you outdoor lights so you can turn them on when you leave the barn and then turn them off at the house........its a nice feature

p.s. - RANT - Why do people / neighbours feel that they have a say to what you do on your property. I can never understand that.

My neighbour was complaining about the paint on the garage the day we were moving into our house; he even called the city to ***** and moan. The next weekend a 10'-0" high fence went up oN my side of the property line.

He also complained about my driveway, that is half concrete and half gravel ... he said it was bringing down his property value. As politely as I could (and that's being generous); I told him if he would like to donate money for a new driveway, I'd be more than happy to replace it. That shut him up pretty quick, he turned and stormed away in a huff and I've never said one more word to him in 6 years !!

The nerve some people have .... :dunno:

I decided on 7.5' on ceiling height. I wanted a little extra space in the loft. And I'm using 2x12's because of the 16' span.

Thanks. I'm using 2x8 for a 12' span. Will have around 88" of ceiling height by the time I put in an insulated floating floor. Not much space for storage as it only leaves me about 18 inches between the truss and loft floor, but its still storage.

I've heard a couple people suggest this. I ran PVC conduit so I can run that at any point. I will probably do this eventually.

Hi Chris
Not yet. I need to build some storage shelves first. In fact I'm starting them today. Paint booth and bunkroom will have to wait a week or so.

For the floor I'm laying 2x4 pressure treated on the slab 24" on center with 1.5 Styrofoam in between the 2x4, double bubble with foil on top of that with 3/4 subfloor. Not sure what finished flooring I'll use but probably oak or maple. I'm going to build the walls on top of the floor to try to encapsulate the space with good insulation. Next I'll frame in like you did. This is for the bunkroom. Not sure if I'll do the paint booth the same way or not.
Since both these rooms are only going to be heated when needed I'm not going to be installing a lot of insulation but what is installed will be sealed well.

Its been awhile since I updated this thread, but work has been moving along this summer. I wanted to get it done before the snow flies so I hired out some of the bigger hard to do alone jobs like hanging the ceiling, insulation, etc.

Thats all for now. Drywall finisher is supposed to get to work later this week.. still need to insulate the attic, paint, finish electrical, and hang some garage doors.

What material did you put on the walls prior to spraying your cellulose? Did you spray it yourself or pay someone? Approx what was the cost of tag cellulose?

Nice build thx for sharing

I had a company come in and do the cellulose. They put a synthetic netting on the walls. It holds the insulation in but lets air flow out as its blown into the cavity. None of it was "sprayed" in with a binder. Its all loose. In the walls they desnse packed it, in the attic its loose fill.

The place is 56'x30'x14'. The wall cavities are 9inches deep. Insulation was $5650 which was labor and material.
