Looking at getting a dual zone mini-split system for the bonus room and the garage below. Bonus room (410sq ft) will be insulated with R13 and R30, while the lower garage (510sq ft) will have nothing. Is this a good unit for my needs. The seer rating and decent 12k btu's really appealed to me. Not so much the 18k btu for the outside unit, but both zones will seldom be on at the same time. It just seemed wise to have one installed if ever needed.

The outdoor unit is only 18k, so if you're running both indoor units at the same time, that's only 9k BTUs each. I don't think that will be enough for a 510sf uninsulated garage, particularly with the heat and humidity in FL.

Very true Sy, but I was thinking I would only use unit as needed. If am working in the garage I will not be up there playing air hockey and vice versa. It is more as a just in case measure in case I don't feel like working out in the barn fighting off Gallinippers
