Mini Split - heat/cool appraisal

We are looking at finishing out a lower level area of ~ 800 sqft. It is craved up with a bedroom/closet, bath rm and the rest is open space. The temp currently stays relatively comfortable year round in the unfinished space. We were thinking of adding a MS in the open area. With out doing a handler to direct flow into the bedroom and bath room, would there be an issue with treating the area as heat/cool for appraisal purposes?

The conditioned air will migrate to adjoining spaces if the door is open. I think you end up with two questions. First being, will you be comfortable with a single unit in the space. My experience says yes, depending upon lay-out and placement of evap. Your posed question will depend upon the appraiser. They may require a unit in each space. I just don't know your area and requirements. Your other option is to install a product like the Tjernlund Airshare. I used thousands of these in apartments going into communicating spaces with good results. The simplest method of controlling them is a switched outlet.
