Well, I've been looking at getting a detached garage/ workshop for a while now. We live in the suburbs on a quarter acre lot. Contacted a garage builder this fall, and now it is happening.

It will be behind our attached garage as large as my lot will allow.

Hiring a builder

It was a hard decision, but I decided on hiring a "suitcase contractor" garage company to build. I have had some project management experience and considered hiring subcontractors and working myself but didn't feel like taking on the involved risk. Working full time leaves me with some, but not a lot of time to take on projects. Realistically I saw building as a spring through summer project whereas getting it built by mid winter. Taking time off work would be unpaid and I don't know many in the construction trade. Not to mention spending time with my family..

I got three quotes and went with the guys I liked best.

Pour slab

The reason I chose to go detached was easy.. price. The difference between a slab and getting past the frost line (~32 inches)was ridiculous. Pretty common to have a slab garage in Minnesota due to the depth required for frost footings.

I signed on just in time.. Temp was in the mid 30's the week of. Covered the ground with insulated tarps for for two days and poured around 35F on a Friday. At the end of the day it was covered up and left that way for two weeks. Next day hit 43F.

Concrete was cold mix 45000 with air entrapment and .75% calcium chloride.

Lot survey revealed that 33' would encroach, so they set up for 12'x 32.5'

Insulated tarps "Blankets" and old shed. I was able to move and spin the shed to the new location with three 4" pvc pipes, a car jack, ratcheting staps and some 2x4s.

Apparently Comcast doesn't bother to bury 18" down. Didn't hurt it, but will need to retrench when the time comes.

Framing

Framing started out a little slow, first day someone got hurt. I presume slipping on the ice.

I live in the NorthWest suburbs.
The walls are 15' high with a 4/12 roof meaning it will be apx 17'and change. The city limits to 18'. The plan is to run ledgers around the perimeter. I'll eventually be hanging floor joists and have a second level. Should give me about 700sqft of floor space.
When I have time, I'll post about the layout. Not sure how stairs should be placed..

Are you in the Champlin or Brooklyn Park area? the neighborhood looks familiar. Are you going to squeeze a lift in there? We`re building our new house in Plymouth.

Sounds like you know the area.

I could see getting a two post lift in the future. Headroom will be 89" aka 7'5" meaning having to remove the joists to put in a lift. For now, I'm just going to go two complete levels. Who knows where my priorities will be in five years.

Things are going well but never have enough time.
Final is done and I've been working on the second floor. I am waiting to get more 2x10's at the moment, however I'll need to determine how to do the stairs before I get my next lumber load.
I started started cutting the 3/4 plywood floor and loosely tacked it in place today.

Do you guys think that my quasi balloon framing was the right way to go here? My intentions were to make it possible to finish the permit and go back to add the second level. I don't have enough headroom upstairs to be "habitable" at 6'9".

If I get a lift down the road, I can see removing or raising a section of the floor and making half of it a storage loft.
