Moisture issue

So my garage is Diamabrushed and degreased and ready for epoxy. However, we are having an issue with water seeping through the pores of the concrete now. It is also very humid in NJ and expected to rain tomorrow, so there is no chance of the ground drying up.

What solution do you guys have for my problem?

I can't epoxy. I need to seal the concrete. Can I seal it while it is still damp?

You need to test for the amount of water coming up through your concrete - there are several threads on here. If the water intrusion exceeds a certain amount, there is no coating or sealer that will stay put. If you are physically seeing water coming up through the concrete, you are probably well above this level. However, before you panic, make sure it's not condensation you are seeing.

It would be best to take a moisture reading and or a core sample of your concrete to determine what type of primer or water proofing treatment or coating is needed to address your situation. There are solutions out there, but mainly professional not DIY.

Plus one on that. Condensation is often mistaken for water coming through the concrete and more often than not condensation it is.

I don't think it is condensation. It is puddling up in one area only while the rest of the floor is drying little by little.

I'll start searching up how to test the moisture levels.

Nothing to test if it's obvious. You don't have a moisture vapor problem...you have a water problem. Big difference. You may have a drainage issue.

If I had walked into your garage and saw the obvious, I would get one of my manufacturer reps involved in order for them to do a core sample analysis and recommend a system they can warranty for me.

Dehumidifier. What are the humidity levels in there?

Hey, there more tile failures due to moisture issues than epoxy problems.

There is a crack somewhere in the wall that is leaking. We got some Drylok Fastpatch and will patch the area up to stop the leak.

Sadly, because it is so humid, the humidity in the garage is at 80%. It is expected to rain again tonight so there will be no helping it either.

I get lots of calls from failed Drylock users. Best to use an epoxy that will bond to wet surfaces.

Are your rain gutters in good shape and do they have down spout extensions to carry the water well away from your garage? Also, does the ground slope away from the garage? If water is building up around the garage, it will pool up and force itself in. You wanna fix the outside causes of water problems before trying to fix it on the inside.

False alarm guys. There was a pipe above the concrete dripping very slowly. As we were prepping for the Drylok, we were in the area long enough to finally see it drip.

We put a humidifier in there to try and get some water out. We also will see if there is a puddle there again with the pipe issue temporarily fixed.
