Moisture seeping into garage through the expansion joint

Hi All: I have a problem, the garage has moisture issues coming up from the ground and saturating the expansion joint that runs all around the garage and house. We have already had a french drain installed on the outside of the garage on 2 sides, the left and right walls, and that seems to have helped eliminate the seepage in those areas BUT, there is a portion of the wall that can not be accessed from outside as it connects directly to the house itself and that portion of the expansion joint is still wet. I do not know if it needs "time" to completely dry or it is still gathering and holding water. I need to have this fixed asap and just don't know how to go about it. Should we scrape out as much as we can and fill it in with hydraulic cement or will that cause more problems? The joint sits between the cement floor and the cinderblock walls. Any help is appreciated...thank you.

Welcome to GJ. Curious how long you had heavy rains, and whether you have good drainage in general??

yes - we did have heavy rain for about 2 weeks with very few breaks in between. That was in July and it has not been bad since yet the problem persists...I can post pictures tomorrow....thanks!

OH...forgot to say that here in NC, we have poor drainage...clay like bottom...hence the french drain!

Also forgot to mention that here in Nc its rained more than it hasn't this year lol

Here are pictures showing the expansion joint and the darkness of it which is wetness...you can also see the stains from it on the concrete floor and stains on the cinderblock walls...can anyone offr advice about how to fix this?

I for one would like a much broader picture : layout of garage/house, slope of ground, condition of gutters, location of downspouts, any basement/sump pump, etc. Water is one of the toughest things to address the cause of.

Thank you. The house is fairly new - just 2 years old! All of the gutters have been directed away from the house and foundation - we have had a french drain installed on the two sides that touch the lawn and so far, that has worked to dry out those areas - the right and left sides of the garage. The only remaining area that is still "wet" is the area that is on the right side but is touching interior rooms of the house with a shared wall. This leads me to believe that we have a high water table especially with the tons of rain we have had moving through this area all Summer. The french drains are handling the water on the outside before it gets in but in this are - we could not install a drain on the outside.

I am looking at all different types of fixes that I can research online and one company seems pretty good is Foundation Armor, any experience using these products?

I have EXACTLY the same problem. The expansion joint have a wet feeling and they stain the wall and the concrete block. I am in Florida in a rains season now, so its worth. I never saw water came into the garage, just the expansion joint is wet when I touch it and it never dry. I removed part of it and I still don't see any water, so I expect its just moisture. Did you find any solution?

Did the builder offer a warranty?
Did the seller disclose this moisture? Or were you the first occupant?
