Morton building - need roof advice

Have a 25 year old Morton building on a home we bought last year. Have a leak in the roof caused by a boiler chimney which was put incorrectly in the seam of two of the steel roof panels. The steel roof has a lap system where adjacent pieces lap over each other and the water flows down the seam into the gutter. Because the chimney boot is right in the seam we are getting a leak. Morton repair man that showed up said it has been leaking the whole time. The repair is to remove three panels and strategically lap the panels so the chimney is not on a seam to the tune of $3,600.00. With the lap being part of the drain it does not seem like there would be a way around this. Does this sound like a fair price?

I would contact a couple local roofers and see what they say. You dont have to use morton on a 25 yr old bldg.

They are extremely High priced I have found for reasons I dont understand.

Maybe a brush on coating will both stop the leak and extend the life of the building long enough that it will be somebody else's problem when it fails.

I don't like the way penetrations are usually done on a tin roof. From a roofing perspective a flashing that sits on top of the metal and relies on sealant is wrong.

Here's what I did on my own building. I did plan the layout so it landed in a flat since the pipe was small enough to do so. This will last the life of the roof without being touched again.

Hi Groundloop, My first reaction to the proposed repair is, it doesn't sound correct but before I exclaim it's a scam I would need more information. Is the metal roof panel a typical 3' rib style with exposed screws or standing seam? The boiler chimney, I assume you are describing some type of exhaust pipe penetrating the roof and sealed with an associated pipe flashing that happens to intersect the roof panel seam? This is a common scenario found on most buildings with a simple, everyday low cost solution. Am I understanding your question properly?
