Just some quick thoughts in no particular order.

Utilities
  • Either repair the bathroom or remove it. Cost and convenience are the driving factors
  • Repair holes in the ceiling or simply tar the roof - gotta keep the weather out
  • Two things on Heating - insulation (spray foam is costly but efficient and may be best approach for the type of construction you bought) and a drop ceiling to shorten the area being heated
  • Electrical -- smart move ripping out the old and totally replacing. Plan out your 220 needs. I can't remember the last time I saw a screw-in fuse
  • Once you install a ceiling, you'll need lots and lots of lights -- don't forget outlets in the ceiling for drop lights, etc.
  • A/C - I didn't note where you are located but the insulating may address this issue. If not, some good-sized floor fans ought to move enough air to help with cooling

Control the dirt - The storage room adjacent to the non-functional bath could -- if large enough -- be a nice Dirty Room. (Dirty room = buffer, grinder, media blast cabinet - - - anything that makes dirt or dust.) If that room is too small then the area under the pallet loft ought to due. Then keeping the storage room for shop supplies or parts coming off a project vehicle will work.

Access above - The loft above the office/bath/room is nice -- long term storage or big part storage. But ya gotta replace that ladder with a solid, stable stair case. Same applies to the loft on the opposite wall -- if you retain it.

You gonna install a 2- or 4-post lift? You sure have the room for it.

Benches - After all your machines and equipment have been placed I would consider a bench dedicated to tear down, another for reconstruction plus one or two mobile ~4'x8' benches; take advantage of that chain-fall (very jealous about that).

Flooring - hard to see its condition in your videos on Youtube, but now is the time to address it. Given your apparent usage of your garage, I suspect epoxy is not in your future, but maybe a light-colored, opaque sealer would help reflect light and give a nice, easy-to-clean surface.

I know I missed something . . .

I'm having a difficult time deciding what to do with the original shop roof/siding. I really like the old tin look and I know new roofing materials will be around $25K. Patching the roof should be a priority just so I'm certain I have no leaks. I guessing the shop was built in the 40's with the knob and tube insulators I found? I just not sure patching this old of a shop is the way to go?

930 -- That's a tough call.

If this garage is for your livelihood then you gotta start the money flow in. Then patching/tarring the roof gets you moving.

If this is a hobby shop than only you can decide how much money to dedicate to walls/ceiling/roof and what type. Your videos didn't focus on the walls and floor but I did see fair sized gap in the bathroom.

May be you'll get a pretty perspective of the condition of the walls as you pull out the existing wiring -- ya gotta do that before you do anything to the walls.

Good luck with your project. It'll be interesting to watch as you move forward

It was sunny and 70 degrees out Monday so I spent some time at the shop. Trying to remove all the trees and branch/leave debris close to the shop. Tuesday its 30 degrees with the wind chill. Lots of work to do out here.

Doing some clean up this weekend and a bit of fence work. Sorry not a good pic but I set seven 12ft steel pipe posts. The front property rises about 3ft on the left side of the fence so not sure what I'm going to do. I need a bulldozer for a week.

Congrats !! Has great potential ! Lots of options but $$$ dictate the priorities . You have not addressed the condition of the residence if it is in the same state as the Shop ? Best of Luck in your adventure .

Some kind of fence, I haven't decided yet but it can be 7' tall.

Excavator work went well today, probably needed a bigger machine for the stumps. I'm going at it again Sunday.

Replaced a missing halide bulb, not sure why but I don't like climbing very high anymore. Wall height is just under 16'.

Not for a couple of months. Right now he has a freezer.
