So hi all this isnt my first garage build. Did a 28x30 at my old house. This new place we bought long story short old owners excavated for a 32x40 and city wouldnt give me engineered drawing they had *house was a repo* so i stayed under the ontario 592 sq ft pad size for an engineer. Its built with a 12.5 wall on a 6 inch stem wall. Plan to put a hoist.

In my town approved plans and engineering are available on the City's web site. We have to submit our plans electronically and anyone with an account can see them and download them. I regularly peruse the plans others have submitted looking for interesting details or inspiration. I'll have to say though, for the most part they're not all that inspiring.

Looks like a great shop! I was just looking back through my own build thread and saw your comments, decided to check in how you were doing :beer:

I've cursed and swore so much at building over 12ft high walls but in the end will be sooo worth it. FYI, a 10' tall door with 16" radius track will clear your ceiling by less than 6", maybe about 5". Makes ideal use of the overhead space if you happen to have a tall vehicle on a lift.

Yours was the one i based this one off. Reason for 18 wide was ground was compacted that wide and i was able to avoid any excavating. I can get 2 small cars side by side. Its tight..... and my superduty well.... it fills it. Lots of room around it though

I did order a 10x10 door and it just showed up. Cloplay r16

In The States, plans are public record. The local library branch is a place where the city deposits copies of plans for public viewing, in my city in Florida. If you need an original sealed drawing set, you would need to contact the engineer of record for that. Same thing for architect's drawings. It probably falls-under 'intellectual property,' you cannot use another's product without paying for it. I am not an attorney, P.E., nor an architect.

Since the building is erected, you're past that point of contention. FYI, I wouldn't be airing specifics of where you are and the local building dept. You don't want to have problems with inspections & etc when someone in that dept. finds out about your posting. Fighting city hall, or the county just isn't worth it. Yes, in the face of corruption, malfeasance, or other inability to professionally discharge their obligations, that may be worthwhile, but once you burn the bridge, your time after that can be 'dissatisfying.'

Well. Some idiot smashed into the hydro pole by where i work so i had the day off today.

So i installed the door

Quick update. Things are going a bit slowly due to work and the wife and i were on vacation and the weather has been nothing but rain rain and more rain

I got 80 percent of it sided soffit and fascia onto it. I also picked up 100 feet of teck cable so planning on trenching for electrical soon. I live in a cold zone for winter and i want to get cable buried before mr frost takes over. I have no issue doing rest of interior work while its chilly...and outside work too as i need to backfill around pad in the coming weeks20181005_173949.jpg20181005_174141.jpg
