Just got back from city hall and my plans were approved and I have my permit.

Here's a shot of where the garage is going.

The plan is to rent the bobcat this weekend and have it formed and ready for concrete on next Monday.

Making good progress. Hoping to have it completely boxed in by the end of the weekend. Zip system is supposed to be weather tight for up to 6 monthes which should bye my time until the weather warms up a bit.

Looking good. Why all the big beams and steel posts on the side walls? Looks very sturdy but overkill. Are you planning on some heavy weight up high or do you only have deep footers under the posts? Just curious.

Walls are there to hold sheeting and interior finish materials. All of the load is handled by the posts and beams. Footings under the steel are 24 d by 24+ deep. The concrete between is a perimeter to frame out my floor. This was the cheapest way for me to meet code. The piers were cheaper than a full footing and wall for stick framing.

Center ridge beam wasn't needed according to span tables, but since I wanted the vaulted roof to clear future lifts, I didn't want anything spreading. Future plans call for a steel I beam under the center with a trolley for pulling motors or lifting pool walls onto the trailer. I build wood framed pools and the 20 foot side walls are a pain to lift onto the trailer. You can see the first pool a bit in my pictures.

Is it overbuilt, yes, but I should be able to do anything I want inside. Roof rafters are all in place and will get pics up later.

not to derail your thread but:
I had to google "wood framed pools" Fascinating! i would have never thought you could get away with that, especially with the AHJ but it makes sense, How long do they last? i assume you would have to use pressure treated wood/plywood? talk about economical, build the pool while your kids are young and enjoy it and once they grow old knock it down and fill the hole in! Plus its a much more attractive way of doing a pool over an above ground.

Just curious, if a customer chooses can they have concrete/stone coping? or do you just use wooden decking?

I've looked at stone or concrete coping and haven't found a good way to attach it. I have done white 1x 8 PVC trim boards on one and it looked amazing and has held up well through the first year.

Estimating a 20 year live span on the pressure treated wood. The way I build them the wood is not in direct contact with soil, just pea gravel or sand.

Liners are replaceable in a day so they are plent serviceable.

The pools work well with sloping yards which mine does and why I built my own. People liked them so I sell some. Prive installed with a 6 foot deep end and everything but your water and electrical hookup is around 7k depending on distance travels, so they Re priced right. This price is for an 18 x 33 buried to a depth of 3 foot.

They work great as we can build right up to an existing deck or patio. One customer had one buried almost completely. It ended up being 3 inches above grade. I like the slight elevation as it keeps debris out of the pool.

Back on topic with the thread.

My wife and I had a very productive weekend. Under roof and walls sheated. Just in time for snow on Monday.

Going with an 18 x 10 garage door so most of the front is going to be garage door. Have to over frame the opening 6 inches all the way around and we'll be set.

Need to work on some pics. Things been moving pretty quick. Lights are in. All sheathing is done. Garage door ordered and hopefully been at Menards in a week. Planning on ordering lift tomorrow and picking it up next weekend. Concrete floor was poured last Friday.

Slowing moving things from the storage shed. Trying to be out by feb 1 so I can save on that rent.
