Well it survived the winds just fine.

Today I managed to get a bit of the front done. Two things; firstly, I forgot to put the drip caps on the two side windows. They are properly flashed and sealed so I am hopping it won't be an issue. I really don't want to tear a bunch of stuff off to put in a drip cap.

Secondly, the front of the house. Doing some measuring the siding is a little off. 1/4" or more from one side to the next. I am hoping it's not enough to be noticeable and I can hide it.

Morning shots with better sunlight.

I tried to design it all so the spacing was the same between the edge, the garage door, the door, and the other edge. I forgot that the trims were all going to be different widths so it turned out not quite even. Oh well, lesson learned.

Today: I'm waiting on the J-Blocks or the siding mounting blocks for light fixtures. They should be in tomorrow. They are preventing me from going any further up on the front. I worked as much as I could on the two remaining sides but didn't go any higher because I didn't feel like moving the scaffolding from the front until it that complete and I really don't want to do siding on a ladder. Besides, I am working 12hr night shifts so I only have so much time to work on the garage.

Pics of the back side progress plus updated normal pictures to show the scaffolding in place.

You can see the side window isn't black. They only had white ones on clearance. No one can see that side but the neighbours through some trees.

Today I finished the front and back siding. All that is left is a little on the side.

Tomorrow I plan on finish the siding and getting the garage door up and that will end any and all exterior work save the final gravel grading. I am really looking forward to no longer being on that scaffolding.

Well, the weather has been getting colder and colder so I am happy to say the outside is now 99.8% done. All that is missing is the weather strip around the garage door.

Today I finished off the rest of the side, everything is caulked, and I got part of the door up. I still have to get the rest of the track up and do whole torsion spring thing. All in all I am very happy I don't have to move that scaffolding/staging anymore. It was heavy and awkward. Nor do I have to climb up real high anymore. That's all done.

I'll try to get some better pics once the sun comes up. Down side is the front of the garage don't get any direct sunlight for probably another 5 months or so.

Overall I am okay with the way it looks, not thrilled. Something about the colour/design feels off. Not sure what it is. I could be over analyzing it.

Other good news, went to the dump today to get rid of all the construction waste. It's an exit off the highway right on the way to the shopping sector so it's easy to get to. I had 180lbs and it cost me $5. Too easy!

Hey old man. Just did a quick read-through. Looks like a great space. Weather-tight just in time for the cold stuff. Congratulations.

I think you are over analyzing it, the garage matches the house well. Looks good. Curious to see what you do with the inside.

I agree with bad_idea. You're over analyzing it. I think the gloss on the garage door is what is getting you, but that will fade soon enough this winter, then it will match the house perfectly.

If it's really bothering you, you can move it to Southern IN. I'll be happy to take it off your hands so you can start over to get the next one perfect! :lol_hitti

Keep posting on your interior work this winter. You’re not in a rush now.

Unfortunately still in somewhat of a rush. I have to get the inside all done so I can get my car out of garage #1 and into #2 over the winter to work on it and create space for the other two vehicles in the #1 before the white stuff starts to fly.

absolutely love the colors of your place! nice garage... and house!! We have a 24x24 as well. Built about 9 years ago, 4 years before we moved in. I just wish they wouldve put a drain in the floor.

When we first moved in... some has changed on the outside since we moved in.

Drain in the floor and loft trusses are my two “why the hell” moments for me. For as little as they cost it would have been huge for me

I don't have a drain either. Didn't think too much of it at the time, maybe I will need one eventually, it shouldn't be too hard I think.

Around here drains in the garage are not allowed. The solution is the concrete guys put a capped drain in the floor and cover it with .0001" of concrete. It passes inspection and then you uncover it.

Thats awesome! thats a good loophole!!! The big thing is having the concrete slope towards it.

Apparently the inspectors know exactly what is going on.

My slab is flat. I didn't want a slope so it would be easier to have a lift and anything else. I think I will just be using a squeegee this winter to get the melt away.

Yah unfortunately thats what i do. lol. Gets old real fast during the winter. You could have had it slop slightly under the lift so whatever drips off the car during the winter or coming in during a rain, goes in the drain. Ive been debating on getting a quote for a drain with the detailing/paint correction that i do. Its picked up a lot over the past few years. It would pay for itself over prolly 5 years.

Building inspection PASSED!

Dude told me he was happy and that the city didn't have to come back and I could do whatever I wanted to it now (i.e. insulate and finish it)

Time to move on.

I forgot to add. I got the rest of the garage door in. Set up and springs was surprisingly easy even though the instructions were next to useless.

Question. With the jack/wall mount garage opener (LiftMaster 8500) do I need to always have a bit downwards force on the door? I.e. does it need to be that the door won't stay up by itself? Right now once the door is manually raised it stays there, I am having a hard time picturing how the liftmaster will lower the door via the shaft if it stays up there by itself.

total costs was around 8K for site work/concrete and about another 9.5K for materials to get me to this point.

Darn impressive for $17.5K. Without rereading the whole thread - What's the plan for power as I see no provisions thus far.

Electrician guy coming hopefully on Monday. Just finished digging the trench (Hired someone for that, $45). I think we settled on 60amp. I'm not exactly sure what you meant by provisions.

Thanks for putting all the pictures together like that; it's great to see the transition from beginning to end in one sitting.

$8k for site work and concrete for a 24x24 pad seems expensive. Was it mostly due to the slope of your land and all the fill or am I just out of touch with what concrete costs now?

This is a great build, you should be proud!

You answered it = I was looking for a trench, thinking maybe you would have dug it while you had the excavator there.

Well, there was a lot of trees/roots. It was also downslope and very mucky requiring a lot of the big gravel. The forming and concrete was $4500, it was $3800 for the site work.

Can you provide more detail on above steps?

I'm going to be a bit sarcastic, don't take it the wrong way.
step 1: Call excavator guy and tell him I want to put a 24X24" pad where the flagging tape is.
step 2: Watch him work from my deck
step 3: Pay said excavtor guy.

How deep is the hole?

He never really did say. That's why he never quoted me a firm price. He said he would have to dig until he hit some very solid stuff. He is the one who dug a lot of the foundations in the neighbourhood so he says it is always hit or miss where the bed rock is. Case in point the bad picture below, that is a giant bolder in my back yard. No one put it there....it's just there. Same with the rocks I built my other deck around...they are just there. You never know what you are going to hit when you dig around this area.

20171111_092520.jpg

You can see the giant boulder in the back ground here as well.
20170902_164057.jpg

That being said there is probably a good 30-36" of gravel I would guess.

What different types of gravel were used?
How much of each type?

He use 2 types I believe. I don't know how much of each. He used the big surge stone (I think that's 6" stuff) and washed gravel for the foundation. For the driveway he used surge and normal unwashed gravel. There were numerous trucks.

Was any of it tamped afterward or did you rely on the excavator doing that with the bucket?

I believe he did it by driving over it many times. I don't know how else you can tamp the big stones.

I hope that answers you question. In the end I just relied on his expertise and hoped that he wasn't trying to rip me off. He seemed like a very good guy so I am not worried.

Finally, a sunshine pic.

Great build. Kudos for doing almost everything yourself. I really like the aesthetics. The color contrasts are great and it matches the house. It would drive me crazy for the roof pitches to not match but I understand why you did it. Looking forward to seeing the inside finished out.

I really enjoy it, here's the other half.

Our realtor told us that doing something that would increase value and/or make for quicker sell if we have to move in a few years. Before you couldn't even make it out there on foot the forest was so dense. He also told me that building a garage was sort of lost money, no real increase in value.

Don't worry, it drives me as well but it is what it is. I'll learn to live with it, don't really have much choice.

As for the inside....well, that's going to be 'different'. Either a love or hate kind of thing. The inside is where I am trying to save money.

Finally back to some progress.

Earlier in the week I did some staining in preparation for the interior sheathing. Then my hoist arrived so I got that all installed.

On Saturday the electrician came and gave me some electrons.

Today I did the insulation and almost got it all the vapour barrier in. I just have to seal around the garage door and the bottom plate. It was a long day. Oh, and I drove a staple with a pneumatic stapler through my finger. That sucked. The wife was kind enough to pull it out with pliers.

Electrical all in.
20171119_081925.jpg

The first batts in. It's about as easy as it looks. I didn't have a long bladed utility knife so I used a machete. It worked well.

20171119_095920.jpg

20171119_111817.jpg

Baffles are in. I am going to go with blown in insulation so I really wanted those there.
20171119_133013.jpg

I really fought with the vapour barrier. It was annoying me. Probably why I ended up driving a staple through my finger.
20171119_165151.jpg

All I had left to tape was one and a half receptacles. I needed maybe 1.5ft more of tape. Oh well, I guess I will have to get another 200' roll.
20171119_204638.jpg

Tomorrow I hope to start of sheathing the ceiling. I still am not to sure how I am going to cut out the receptacle holes in the melamine/particle board I am putting up.
