My 24x24 build

Hello all!

Been reading this forum for the past month or so. I finally gathered all of my pictures together to make my post in the gallery.

It's so interesting to see how shops/garages are built in different parts of the country!

My build took place this past summer. Backyard is a little small, so we could only fit a 24x24 back there. Sure beats the 10x16 Morgan building I was working with!

Now we start digging. Treasure hunt for the sewer line!!

Found it! Lets start trenching over to the new bathroom.

Bathroom walls are WELL insulated all the way around. Bathroom inside walls are finished out with drywall, texture, paint.

New electrical panel goes in. I had to move the meter from the house to the side of the shop, and subfeed the house. The original elec line hung right over the top of the shop.

The beginning of my workbench wall. This will eventually have a loft over the top that will sit flush with the top of the bathroom. Bench lights will hang below the loft.

I insulated this wall well, I plan to eventually build stud walls all the way around the building with insulation in them.

We toured the brewery this past summer. I highly recommend it. They give you lots of samples! The gift shop is awesome.

Yeah, items in my neighborhood are very close together. You can see the house next to mine in the pics borders one side of my yard. We're on zero lot lines out here.

What is the ballpark cost of something like this if a contractor does the work.

A 24x24 metal building without insulation runs right around 10k in my area. The 24x30 is right around 12k. Of course material costs these days are so crazy there's no telling what it is now.

Yepp, I love it. I have owned sport bikes and cruisers and I think the FJR is the best of all worlds. Plenty of power and comfortable enough to ride long distances. I put Sirius satellite and cruise control on it and left the rest stock.

Haven't updated in a while. I got all the side walls up, insulated, and covered.

Any ideas for insulating the top of the walls / ceiling?

that is a nice looking garage! Is this a garage you bought everything as a package and put up or built yourself?

I hired a contractor to do the building. I did the plumbing, he did the slab, building, and doors. Once the shell was up his job was done. We built the bathroom, wired it, etc

I've been watching the TV's come and go!!! First thing moved in was the 30+ inch on the bathroom, then a 40+ inch in the corner, then a 14inch.... man cannot concentrate on tools alone eh!!!

Hehe, you have to test the waters with the TV situation!

I was going to make do with the 27" over the bathroom, but then my pop bought a new 60" plasma and told me he would swap me his old 52" for my 27". SO, that was kind of a no brainer.

Thanks for all the comments! I have been working a little here and there to get this place like I want it.

This Spring I will do the floor. I am hoping to go with Wolverine.

THE LOFT BUILD

This is the workbench area. The loft will go above this.

I just need to deck it now. This will allow me to get the stuff I don't use often off the shop floor (table saw, miter saw, etc). More room = fun!

Very nice garage, and I think the price is very fair too. As for insulating the upper part of the wall, you could probably use the large, wide insulation normally used in metal buildings. It looks like it would be the right size if rolled out horizontally. The same would be used on the ceiling. It's pricey, but it works and comes in very long rolls.

It's a double 2x10 header with 2x6 joists 16"OC. Decked with 7/16 OSB. The loft is a little over 16ft long and about 6ft deep.

I had a thread in gen chat about the header. I was a little reserved about the double 2x10 spanning 16ft, but this thing is very sturdy. After it was finished I got several of my buddies to get up there and try it out... haha

I use it for light storage. Table saw, miter saw, etc etc. It's even handy to slide spare sheets of OSB, MDF, etc that usually lean up against the wall because I "might" need them someday.

It just dawned on me I never posted pics of the finished product. I added an 8ft light under the loft for the bench. It's perfect.

I really have no idea. I hired a contractor to do everything but the plumbing and electrical, which I did myself.

I considered ordering a Mueller building and putting it up myself, and after seeing the process first hand, I'm confident I could have pulled it off. There is really nothing to it from what I saw. They put this thing up in a day (once the slab was ready).

The price difference from Mueller and having the contractor do everything was actually not that much. I think Mueller gets 6-7k for a 24x24 depending on options. Add concrete to that and you're up around 9-10k I had mine put up for a little over 10 concrete and all.

I'm convinced the price of the actual building is the easy part. The real cost comes when you start spiffin it up on the INSIDE..
