The level of excitement and nervousness has been about the same through this process but it's finally happening. Four years ago we bought this house, struggling to find a house with a garage that checked off all the other boxes. Wife said "You can just build one"...Well as we all know that's easier said than done! What a process it has been so far....

Due to local zoning regs and budgets...this is what size worked for me. It's not the Cadillac of detached shops/garages, I know that. Wasn't meant to be but I plan on making it as nice as I can while being somewhat budget friendly.

Primarily will be using this more as my personal shop rather than garaging cars. Full size chevy / GMC pickups are my thing so I need a place to tinker on them...

March 2018. Pulled a permit to install an additional entrance. If I would have used my current driveway I would have had to cross over my drain field. That's a no go.

..and that was about all progress for a few years until December 2020. Couple big trees had to be taken down.

Concrete time. Wallet was a whole lot lighter after this. 24'4"x30'4" 3500PSI slab with 12"x24" deep footers, 2" rigid foam XPS under the floor...and a UFER ground for my 200amp service panel.

Install crew was supposed to come out Thursday the 20th but they were having some issues so their office called and rescheduled for this past monday. 7:30 AM they rolled in and started work. Amazing how fast these go up, 7.5 hours later it was done.

24x30x12 vertical roof
16x10 garage door frame out
2 36x80 frame outs
4 24x36 windows

Good luck on the build, will be watching. I am near completing my detached 24x28x10 cycle shop. The house already has a 22x24 attached garage so now it'll have lots more market appeal storage wise.

In my build I probably overdid it a bit electrical wise. I have duplex outlets every four feet on three walls, 100 amp sub-panel, and two 30 amp outlets for a welder and compressor. I didn't want to think "I should have put more electrical in" years later.

Similar approach here...my house only has a 100amp service. Because of that, i'm getting a separate meter with a 200amp service in the shop. Should have plenty of juice.

Picked up a Square D QO 42 space panel last night.

Do you really need 200 amp in the shop? Running machinery? Also, you may pay a monthly meter charge for two meters on the same property, and two billings per month. My house has 200 amp service into the main Load Center in my attached garage. I ran 100 amp to the detached garage from the main 200 amp panel. One meter on the property. 100 amp in the shop more than enough for what I plan to do.

I absolutely don't need 200amps but I have the option of running a sub panel to my house if needed. If my house had sufficient electrical I would have gone that route.

I asked an electrician I know about the cost of upgrading my 100a panel to a 200 amp service and it would have been big $. Pretty much would have had to rewire the whole house.
