My 24x36 Garage Build!

It's been a long time coming, but the work has finally started on my 24x36 garage. I was originally planning to build a 26x26 but after seeing my neighbours 36x48 garage I knew I had to go bigger!

First action was to deal with the existing garage - a small 12x20 building. After a lot of discussion we decided to keep the structure and move it further into the back yard. Plan is to cut it back to a 12x14 shed that will be tucked away behind the new garage.

It's moving!

The old garage finds it's new resting place, and the yard is waiting to be ripped up for the new build:

Forms are up, and in-floor heating is run! Nearly 900 ft of piping.

And the concrete is poured!

Walls will be up in a couple of weeks. We are a bit delayed a couple of days while we wait for a contractor/friend to clear his schedule to help. And next weekend doesn't work, since we will be making an 8 hour trip to pick up a new addition to the family:

Very cool project. Why are you cutting down the size of the old garage? I guarantee you will find plenty of junk worth hiding away if you have the space. Will you eventually put a floor under it?

Call it de-motivation to spend any more money on yard tools!

I know that I will likely end up filling it pretty quickly with the riding lawn mower, push mower, bikes, snow blowers (yes I have two), etc. But I think a smaller shed will force me to be a bit more realistic with that I need.

As for the floor, it's just going to be crushed gravel.

I have never seen anyone here sat "I built to big."

I didn't even THINK anyone was ALLOWED to say that :lol_hitti

Kaso....you'd be wise to leave it the size it is. I have a 12x16 shed and I will tell you that there is not enough room in it. Onve you put in a couple of larger items, your space is taken up rather quickly. I have a Garden tractor, snowblower, rototiller, and a table saw that takes up the floor space, along with a few totes. So anything that is on the walls you have to walk around something to get to it. I would welcome another 4' of space on it.

Back to the car for a moment; '66 or '67? Looks really nice! Will look even better in your new garage.

It's a 67.. the RT wasn't released as a model until 67 for the Coronet line. The current owner has had it for 26 years. It was painted 27 years ago. It shows very nice in person. Hopefully it will be a Canadian citizen by mid day next Saturday. My father in law is actually the one buying it, but since his 2 car garage already has 3 cars (Road Runner, Dart and Charger) in it, I have a feeling that it will be parked in my garage for an extended period of time! Which of course, I am completely fine with. It should look pretty good parked next to my 68 Impala.

Wow. It's been a long time since I've been on here. Not because I haven't been on the site, but because I didn't have any updates. I got stuck in a delayed building variance process with the City. But I am happy to say that I have the walls up, entrance door and windows installed and the shingles on!

I'll get some pics up soon!

Any suggestions/recommendations on lighting? I would like to have the lights recessed into the ceiling so that I don't have the lights hanging from the ceiling. But the electrician I was talking to tonight suggested that I should re think this.

Kaso,

First off, add me to the list of people that think you should keep the old space as is. You might want some extra storage for the new digs.
Second, that is one clean R/T!
Third, on your lights, I've always like the idea of being able to completly remove a light from the ceiling if I have to. It's much easier to work on one on a bench than overhead. You might have to replace a ballast or even the light itself. I also used outlets on the ceiling to just plug the lights into for the same reason.

That's my 23 cents. Damn that is one clean R/T!

I have 7 light fixtures, the 4 bulb 48" t12 florescent...and i'm adding a couple more.

It's pretty good as is, but since it's dark here in Winnipeg after 6:30 now, you need all the light you can get (in my opinion). My garage is 37x22 (standard 3 car)

Thanks JC23 - my Father in Law has had the R/T at three car shows and taken home two trophies for it already. He loves it! It's a blast to drive, and it sounds better then it looks. With an upgraded cam it has that "I got something under the hood" rumble that every old car should have.

Darren, thanks for the info on the lights. We have decided to go with 9 lights (4 bulbs by 8ft each). There will be two runs of 4 lights in each run, and then a stand alone light over the work bench area.

That's a lot of light. You'll have 9 sections consisting of 4, 8 foot bulbs....that's the equivalent of 56 bulbs (48"), or roughly double what I have. I need more but I didn't think double, so you'll probably be really happy with that. Are those 60 watt bulbs? 2160 watts for the garage.

Yup, lots of lights! Not sure on the wattage just yet, as I haven't actually bought the lights yet. With two runs of four, I am going to wire 3 switches as follows:

1 2 1 3
2 1 2 3

Where "1" is the first switch, "2" is the second switch and "3" is the third.

Some highlights from the last couple of days:
*Finished the shingles
*Electrical is almost done
*Garage door is hung

Hopefully have the tyrap, soffits and facia on by Friday. Eaves and Door capping planned for next week, and then I can move inside to start insulating it.

I see a couple of things. You have a bunch of outlets on the right side (solid wall) but it doesn't look like too many on the window wall. If you are planning on a bench on the window wall you need more outlets. And make sure you run your electric for some outside lights. I do see you have an outside outlet in the front and back. Good idea there. One thing to consider is an overhead flood light. With your shed being out back farther, if you are doing something in the garage and need something in the shed, lighting up the yard is quite nice.

Thanks for the tips Kevin. I think it is just the way I took the photos, but the window wall has 5 outlets in it so I should be ok there. I think the table is in the way of a couple in the photo.

Wire has been run for the outside lights, I just haven't mounted the boxes yet. Just waiting to pick up the lights we want so that we can decide the location in relation to the top of the door.

Wow, another long stretch without and update. Sorry about that... it wasn't for a lack of progress though. Looking back I wish I took a few more pictures during the transformation, but I guess I was too busy!

A few highlights:
*Electrical/building inspection passed
*Removed old fence that cut across the driveway and installed new fence between house and garage.
*Soffit and fascia installed
*2" rigid insulation added around the cement pad
*Garage door hung
*Garage Open installed
*Ceiling is now has the vapor barrier installed and is drywalled
*Walls are insulated and have the vapor barrier up.

Thursday or Friday the attic insulation will be blown in...

The most important update is that my car is finally home - the Impala has its winter parking spot picked out....

Driveway/approach is on the to-do list for early next year. The slab right in front of the garage used to be the floor in the single garage that we moved back into the yard for the new garage, and the blocks to the left was a patio area the previous owner installed. Figured I'd leave it for this year since we will be up to our knees in snow soon!

Nice place, nice progress, nice Coronet and nice pup you got there! What are your plans for the driveway? Concrete?

Thanks ct71rr... It's been a lot of work, but worth every ounce of effort, cut, sliver and frustration!

At this point I will be using concrete for the approach, or that's the plan. I have a concrete driveway that is about 75' long before what you can see in the photo. So I think it would look odd if I used any other product (paving stone or asphalt).
